Nobody tells you this part upfront: on a steep slope lot, the grading and foundation work can cost more than the house itself before you've picked a single finish.

Retaining walls, engineered fill, structural footings that step down the hill. It adds up fast, and it's not optional.

We'd rather tell you this in month one than have you find out in month six.

There's a difference between a mountain home and a house that happens to have mountain views.

One is dropped on the lot with the good rooms facing outward. The other responds to the grade, the tree canopy, the way water moves across the site, and the direction the wind comes from in February.

You can usually tell within five minutes of walking the finished space which one you're standing in.

A taproom and a full-service restaurant look similar from the sidewalk. The code and mechanical requirements are not the same building. Breweries need floor drains, heavier structural loads for tanks, and different ventilation. Restaurants need a full commercial kitchen hood system, grease trap planning, and a different fire suppression approach.

Get this wrong at lease-signing and it costs you months.
