I hear it all the time: "Chris, my utility bills are through the roof! I think I need a new furnace." Before you spend $8,000-$10,000 on a new HVAC system, I have a much cheaper question for you: When was the last time you actually poked your head into your attic? 🧐
If your home is 25 years old (built around 2001), your insulation is likely "skinny." Back then, builders often only installed about 8–10 inches of fiberglass. Over the last two decades, that material can settle, lose its loft, or have been moved around by contractors and cable guys.
The Reality Check: Modern Maryland building codes now call for roughly 14–16 inches (R-49+) some counties (R60) of insulation to keep your home comfortable and your wallet full. If you’re looking at just 6 or 8 inches of "pancake" insulation, you aren't just losing heat—you're literally paying to warm up the shingles on your roof.
My "Good Eye" Tip: Go up there with a yardstick. If you can see the tops of your wooden ceiling joists, you’re losing money every single minute. Adding a fresh layer of blown-in insulation is one of the highest-ROI upgrades you can make for your home.
