To put that in perspective, a major kitchen remodel can run $50,000 or more and often recovers less than half its cost at resale. A new garage door, at a fraction of that price, more than doubles what you put in.
The reason is one real estate agents know well. Your garage door covers close to a third of your home's front face. It's what people photograph for the listing, what buyers see first, and what they use as a reason to negotiate down if it looks rough. A clean, updated door does the opposite.
