Ever notice that little capped pipe sticking down near your water heater or furnace gas line? That's a gas drip leg (also called a sediment trap), and it has an important job. Tom explains:

🔹 What it does: As gas flows toward your appliance, any debris, rust, scale, or moisture in the line drops down into the drip leg instead of getting pushed into the appliance.
🔹 Why it matters: That gunk can clog or damage the gas valve and burner, leading to poor performance, repairs, or an appliance that won't light.
🔹 Is it required? Code requires one on most gas appliances, like water heaters and furnaces. If yours is missing, it's something worth fixing.

A small piece of pipe that protects some expensive equipment. If you're not sure whether your appliances have one, give us a call!

Tom pulled the anode rods from a few water heaters we replaced this week, and this is what years without maintenance looks like. The anode rod is a "sacrificial" part. It corrodes so your tank doesn't. Once it's eaten away, the water starts attacking the tank itself, and that's when leaks and early failures happen. Checking the rod every few years (and replacing it when it's worn) can add years to your water heater's life. Want us to check yours? Give us a call!

🚨 Anthem homeowners, this one matters. 🚨

Our team has been finding the same serious issue in home after home across Anthem: pressure reducing valves (PRVs) and water softeners installed before the fire suppression system instead of after it.

Why is that a big deal? Your fire sprinklers are designed to get full, unrestricted water flow the moment they're needed. When a PRV or softener sits upstream of the sprinkler line, it can choke that flow down. A clogged softener, a failing PRV, or a softener stuck in the wrong mode could leave your sprinklers without the pressure they need in an emergency. That's the one time you can't afford a weak system.

The fix is usually simple: repipe so the fire line branches off before the PRV and softener. Your drinking and household water still gets softened and regulated, and your sprinklers get the full flow they were designed for.
