With Keystone Home Inspections, my primary goal is to teach buyers about their new home.

As one of the biggest investments of your life, I want to make sure that you are aware of everything going on in your new home and confident with your purchase! My name is Andrew Cowden and I love the home inspection business because I wanted to do something exciting with my passion for homes and home building that I could also help people at the same time! I am an InterNACHI Certified Inspector and have over 5 years of professional experience in the construction and remodeling field. Purchasing a home is most likely the largest purchase that most people will make and I'm excited to help them make an INFORMED and EDUCATED decision! I realize that many of my clients are first-time home buyers so I strive to teach them whatever I can about their home for the short time that we are in it! My background in the military has honed an attention to detail, moral code, and integrity that are all essential in this field. I offer a discount for members of our Armed Forces, Fire Service, Law Enforcement, and Teachers. I offer appointments nights and weekends (as well as normal business hours) and I look forward to serving you!

Found on inspection: two wires under one breaker screw. ⚡
It's called a "double tap," and most breakers aren't designed for it. Loose connections can overheat over time. It's a common DIY shortcut and usually an easy fix for a licensed electrician, but it's the kind of thing you want to know about before you buy.

Wet basement this year? The fix might start on your roof.
Once the leaves are down, clean your gutters and check that every downspout carries water at least 4–6 feet away from the foundation. Water that dumps right next to the house is one of the most common causes of basement leaks and foundation cracks we see.
Downspout extensions cost a few dollars. Foundation repair costs a lot more.

Iowa has some of the highest radon levels in the country, and winter is when it tends to build up indoors. With windows shut and the furnace running, homes pull more air up from the soil underneath them.
You can't see it or smell it. The only way to know your level is to test.

Found on inspection: a dryer vent that never made it outside. 😬

This one was blowing hot, lint-filled air straight into the attic. That means moisture problems, possible mold, and a real fire risk. Dryer vents should always terminate outside the home, with a damper that closes when the dryer is off.
When's the last time you checked where yours goes? This is one of the reasons that I recommend having a dryer vent cleaned every 4-5 years...to make sure that everything is clean and working as it should.

Before you fire up the furnace for the first time this fall, take 10 minutes:
1. Swap the filter. A clogged one makes your system work harder and costs you money.
2. Clear anything stored within 3 feet of the furnace and water heater.
3. Make sure supply and return vents aren't blocked by furniture or rugs.
4. Notice a burning-dust smell the first time it runs? Normal for a few minutes. A smell that lingers is worth a call to an HVAC pro.

A little prep now beats a no-heat call in January. 🔥

Did you know radon levels often run higher in winter? With windows closed and furnaces running, homes pull more air from the soil, and Iowa has some of the highest radon levels in the country. 🍂 Fall is here, Central Iowa! Before the first real cold snap, run through this quick list:
✅ Replace your furnace filter
✅ Clean out gutters and make sure downspouts drain away from the foundation
✅ Disconnect garden hoses and shut off exterior spigots
✅ Test smoke and CO detectors
✅ Check weatherstripping around doors and windows
