This home in Madison was scheduled for a new roof installation next week.

Then last night's storm had other plans.

A large tree came crashing down onto the home, causing significant new damage to the roof, fascia, gutters, and exterior. The homeowners woke up to a situation no one wants to face.

But every now and then, we get to talk about the fun stuff too.

Platinum Restoration is proud to be the Premier Sponsor of the Be-Bops Car Cruisers Club Show for the 3rd year.

The first show kicks off May 13th at the Crystal VFW. It’s free to come check out the cars, and if you’ve got a ride you want to enter, it’s only $15 for the whole season.

The problem is, too many contractors still approach it with pressure, vague promises, and not enough real documentation.

***Fannie Mae and Freddie Mac Remove Certain Homeowners Insurance Requirements That Will Reduce Costs***

Sounds great… until you realize that headline is misleading.

What it really means is some homeowners may now be pushed toward policies with lower premiums but much worse roof coverage when they actually have a claim.

That is not “reducing costs.”
That is reducing protection.

Because if your roof is covered on an ACV basis instead of replacement cost, insurance may pay based on the roof’s depreciated value, not what it actually costs to replace it after hail or wind damage.

So that “cheaper” policy can get real expensive, real fast.

Example:

$20,000 roof replacement
55% ACV value = $11,000
$3,000 hail deductible
Insurance pays about $8,000
Homeowner pays about $12,000 out of pocket

That is the part the headline leaves out.

Lower premium sounds good.
A $12,000 surprise does not.

Homeowners need to stop asking only,
“What’s my premium?”
and start asking,
“What happens when I actually have to use this policy?”

Because that is where this kind of “cost savings” can turn into a financial gut punch.
