Day 1 of teaching you how to build a spec house from the ground up! 🔨

Here’s what’s happening behind the scenes before we break ground:

1. The Plot Plan: Got this back from our engineer. It details the exact property lines, driveway layout, and front/side setbacks so the city can verify compliance for our building permit.
2. The Budget & Bank Package: Material takeoffs and subcontractor bids are finalized. Packed everything into the formal construction estimate to send to the financing bank.
3. Subcontractor Scheduling: Locking down our site prep, excavation, and foundation subs right now so the second permits clear, we hit the ground running.

As a GC, your biggest job early on is getting ahead of delays while waiting on appraisals and municipal approvals.

F250 6.2 L gas or the 3.4 L V6 tundra. Towing 13,500 this morning and man I gotta say, this Toyota is doing the work. No problem. I’m just saying don’t sleep on for the occasional construction site big pull 🤷

Don’t make the same common window mistake I did when framing a house! 🪟❌

If you have a fake dormer or two on your house with picture windows, I’d suggest ordering them protected or having a professional tint them after installation.

The tint on this one came off, so we had to get a little creative with the fix. Let me know—do you think this $12 fix was a great solution, or is there a better way to handle it?

Either way, it could’ve saved me some major sweating. 😂

The #1 spot dumping heat into your house?
It could be that little attic hatch. 🥵

Most attic access doors are basically just a thin piece of wood separating your conditioned space from a 120°+ attic.

If it isn’t insulated and air sealed, heat can pour right through it all summer—and your HVAC has to fight it nonstop.

A little rigid foam insulation + weatherstripping around the edges can make a big difference.

Cheap fix. Easy upgrade. One of those little details that actually matters. 👊

What does it actually cost to frame a house? 🏠 🔨

Here’s exactly what I paid in labor and materials to have my 2,375 sq. ft. (Living space) home completely framed and dried in.

One thing people miss when estimating framing costs: count everything under roof—not just living space. That includes garages, covered porches, and other roofed areas.
