Did you know a unit can shut itself off while every part of it is working?

In humid climates, cooling equipment pulls a lot of water out of the air. That water leaves through a condensate drain line, and algae and sludge build up inside it over time. When the line backs up, the pan fills, and a float switch cuts power to the unit before the pan overflows. The tenant just sees a space that's getting warm.

If the switch doesn't catch it, the water ends up in ceiling tiles and insulation.

During preventative maintenance we clear and treat drain lines, check the pan, and test the float switch. It adds a few minutes per unit and can prevent an outage on the hottest day of the week.

The paper is an airflow indicator. While the unit runs, air pulls it against the return grille. When the detector senses smoke, the unit shuts off and the paper drops.

That shutdown is the detector's whole job. A running unit moves air through the entire building, so in a fire it can carry smoke into occupied spaces and feed the flames. Cutting the fan stops that.

Code requires it, and we don't rely on the detector being wired correctly. We trigger it on site and watch the unit respond, because a detector nobody has tested is an assumption.

It's still close to 90 degrees in Central Florida, so heating isn't on anyone's maintenance list. That's why now is the time to check it.

Heat pumps have been in cooling mode since spring. Heat mode runs the cycle in reverse, and the reversing valve that makes the switch may not have moved in months. A technician puts gauges on the system and compares heat mode refrigerant pressures against what the equipment should be running at. Low charge or a valve that isn't shifting properly will show up in those readings.

Gas and electric heat need their own checks: ignition and heat exchangers on gas-fired units, heat strips and safety limits on electric. A cracked heat exchanger can let carbon monoxide into the airstream while the unit appears to run normally.

Test now and repairs happen on your schedule. Wait for the first cold morning and you're competing with every other building for the same service call.

A commercial HVAC system needs different things at different points, and most of them don't happen on the day you call.

Routine maintenance keeps it running and flags wear early. Diagnostics find the actual cause when performance slips, instead of guessing. Emergency response gets a downed system back up before the building empties out. And eventually, replacement or retrofit, when repair stops making financial sense.

Here's the value of one partner across all of it: nobody has to relearn your building every time the need changes. The team that maintains it is the team that already knows it when it fails.

IAH covers the full range for commercial properties across Greater Central Florida and statewide.

Today's the first day of fall. In Florida, that mostly means the calendar changed.

The leaves aren't turning, the AC isn't resting, and your rooftop units are still running like it's July. Real fall relief for commercial cooling here is a December thing, if it comes at all.

The date is still a useful marker, though. Your equipment just came off its hardest stretch of the year: months of long runtimes, high loads, and daily afternoon storms. That's exactly the kind of wear that turns into a January breakdown if nobody looks for it now.

Happy fall. The equipment didn't get the memo, so it's a good week to check on it.

Budget season is when HVAC gets underfunded, because it's easy to plan around a flat number instead of the actual condition of the equipment.

A percentage-based line item assumes every system ages the same way. They don't. A 12-year-old rooftop unit that's been maintained can outlast a 7-year-old one that hasn't. Age alone won't tell you which repairs are coming.

A condition assessment turns the guess into a plan: what's stable, what's near end of life, and what's worth repairing versus replacing. That's the difference between funding maintenance and funding an emergency you didn't see coming.

Going into next year's numbers, it's worth knowing what you're actually working with.

Inverter HVAC is getting more attention in commercial applications, but that doesn’t mean it’s the right fit for every building.

Variable-capacity systems can adjust their output as a property’s cooling demand changes throughout the day. Depending on the building, that can affect temperature consistency, humidity control, equipment noise and part-load operation. But system sizing, ductwork, controls, operating hours and existing conditions still matter.

Our latest blog breaks down how inverter HVAC works, where it may make sense and what property managers should consider before selecting replacement equipment.

Football's back, so here's a truth the sport and commercial HVAC share.

Nobody watches the offensive line. There's no highlight reel for a clean pocket, no stat line for the sack that didn't happen. The line only gets named when it breaks down, and by then the quarterback's already on the ground.

The HVAC unit on your roof works the same way. When it's doing its job, it's invisible. Comfortable tenants, a quiet building, no calls. It only earns attention the day it stops.

The teams that last don't rebuild the line mid-season. They build it before kickoff. Same logic on the roof: the maintenance nobody notices is the reason nothing goes wrong.

Enjoy the season.

Labor Day is a good moment to recognize the people who do the hands-on work.

Cooling that holds through a Florida summer, systems that run day after day without a second thought, all of it comes down to skilled technicians and field crews doing the job right. Often early, sometimes late, and yes, sometimes on the holidays.

To the tradespeople who keep commercial properties running, on our teams and across the industry: thank you. We're proud to work alongside you.

Happy Labor Day from all of us at INTEGRATED.
