Those Streaks on Your Walls May Be Telling You Something

Have you ever noticed dark streaks, lines, or unexplained discoloration developing on your walls or ceilings?

Sometimes they’re simply surface dirt. Other times, they may be giving you clues about what’s happening elsewhere in your property.

Depending on their location and appearance, streaks or discoloration can result from:

• Condensation or excessive indoor humidity.

• Dust and airborne particles collecting in certain areas.

• HVAC airflow repeatedly carrying particles across the same surfaces.

• Cooking oils, smoke, candles, or other airborne residue.

• Moisture entering from plumbing, roofing, windows, or exterior surfaces.

• Differences in temperature along framing or poorly insulated areas that cause dust to collect in visible patterns.

One interesting example is sometimes called “ghosting.” Dark lines or patterns may gradually appear along walls or ceilings where framing members are located behind the drywall. Temperature differences at those locations can contribute to condensation and airborne particles collecting on the surface, eventually making portions of the hidden framing pattern visible.

The important thing is not to assume every streak simply needs another coat of paint.

If discoloration repeatedly returns after cleaning or painting, continues spreading, feels damp, develops near plumbing or exterior walls, or appears alongside other signs of moisture, it’s worth determining the cause before covering it up.

Pro Tip:

Take a picture when you first notice unexplained wall or ceiling discoloration. Compare it several weeks later. Changes in its size, shape, or color can help determine whether you’re dealing with ordinary surface buildup or an ongoing problem.

Your walls don’t have to be visibly damaged to give you clues about what’s happening behind or around them. Sometimes you just have to know what to look for.

Cracked & Peeling Paint May Be Worse Than It Looks

From the ground, cracked, peeling, or flaking exterior paint may look like nothing more than a cosmetic issue that needs a little touch-up.

Up close, it can tell a very different story.

Paint does more than improve the appearance of your home or business. On many exterior surfaces, a properly maintained coating helps protect the material underneath from moisture, sunlight, and weather exposure.

Once paint begins cracking, peeling, bubbling, or flaking, that protection may already be failing. During a closer inspection, what appeared to be a small area from the ground may reveal:

• Larger areas of loose or failing paint.
• Exposed or weathered wood.
• Moisture getting into vulnerable materials.
• Soft, deteriorated, or rotting trim and fascia.
• Failed caulking around joints, windows, and doors.
• Additional preparation or repairs needed before repainting.

That’s why it’s generally better to maintain painted surfaces before they reach this condition.

Repainting while the existing coating and underlying material are still in good condition may require relatively straightforward preparation. Waiting until the paint has significantly deteriorated can mean considerably more scraping, sanding, repairs, replacement of damaged materials, priming, and preparation before the new paint can even be applied.

Pro Tip:
Periodically inspect painted siding, fascia, soffit, trim, windows, doors, porches, railings, and other exterior surfaces up close. Don’t wait until you can clearly see peeling paint from across the yard to start thinking about maintenance.

Keeping things painted is usually easier than repairing what happens after the protection is gone.

When Beautiful Vines Become a Property Problem

Vines growing along a home or business can be beautiful, but allowing them to grow directly on a structure can create problems that aren’t always visible until damage has already occurred.

As vines spread, they can work their way into and behind siding, soffit, fascia, gutters, trim, flashing, shingles, and other exterior components. Some climbing vines can also take advantage of existing cracks, gaps, deteriorated mortar, and weak areas as they grow.

Other potential problems include:

• Holding moisture against wood, siding, masonry, and other exterior surfaces.
• Lifting or separating siding, trim, flashing, and other materials.
• Clogging gutters or interfering with downspouts and proper drainage.
• Concealing rot, cracks, failed caulking, damaged siding, and other maintenance problems.
• Growing around vents, utility equipment, exterior fixtures, and service components.
• Providing sheltered pathways or nesting areas for insects, spiders, rodents, and other pests.
• Adding unnecessary weight to gutters, fences, railings, trellises, and weakened exterior components.
• Spreading into trees, landscaping, neighboring vegetation, and other areas where growth can become difficult to control.

Not every vine will damage every structure. The species of plant, condition and type of exterior surface, and how the vine is supported all matter. A properly maintained vine growing on a separate support or trellis can be very different from allowing uncontrolled growth directly against a building.

Pro Tip:
If you want climbing plants around your property, consider using a separate trellis or support system positioned away from the structure. Keep growth controlled and periodically inspect behind and around the vegetation for moisture, pests, deterioration, and unwanted growth.

Vines may add character to a property, but don’t let what looks beautiful on the outside hide problems developing underneath.

Why Did My Door Suddenly Start Sticking?

A door that suddenly becomes difficult to open or close isn’t always a problem with the door itself.

Wood naturally expands and contracts as temperature and humidity change, which can cause a previously well-fitting door to begin rubbing against the frame. But there are several other possibilities worth checking.

Common causes include:

• Loose or worn hinges allowing the door to sag.
• Paint buildup along the door or frame.
• Swelling caused by humidity or moisture exposure.
• A damaged or shifting door frame.
• Flooring changes interfering with the bottom of the door.
• Movement or settlement within the structure.

Before trimming or sanding a sticking door, check the hinges first. Sometimes tightening a few loose screws is all that’s needed.

Pro Tip:

Look at the gap between the door and frame while it’s closed. An uneven gap can help identify where the door has shifted and whether the problem is likely coming from the hinges, door, or frame.

If several doors or windows in the same area suddenly begin sticking at the same time, especially alongside new cracks or other changes, further investigation may be worthwhile before simply adjusting them.

Knowing why something isn’t working properly is often just as important as knowing how to fix it.
