California is basically paying homeowners to build in their backyard right now…

And most people have no idea.

Let me give you the full story.

For years, building an ADU (a backyard cottage, a garage conversion, a little guest house) meant fighting your city for months. Hearings. Fees. Neighbors showing up to complain.

Everyone was tired of it

So lawmakers started rewriting the rules. One bill at a time.

Your city now has 60 days to approve a complete ADU application. That's it. Miss the deadline and it's their problem, not yours

Small ADUs under 750 sq ft skip development impact fees completely

Cities have to offer pre-approved ADU plans, so you're not paying an architect to reinvent the wheel

You don't have to live on the property anymore to rent it out

And in cities that opt in… you can now sell your ADU separately, like a condo

Oh and that "unpermitted" garage apartment built before 2020? There's finally a legal path to get it permitted

Why would the state do all this?

Because California needs housing. Badly. And the fastest place to find it is the space already sitting behind your house.

So who's actually building these?

The family moving mom in out back so she's close but still has her own front door

The parents whose 26 year old "just needs a year" to save up (we all know how that goes)

The homeowner renting it out and letting a tenant cover a big chunk of the mortgage

The couple who moves INTO the ADU and rents the main house for more money

The designer, the therapist, the photographer who wanted a real studio 30 steps from the kitchen

And the ones who just want the guest room to stop being the guest room

Same backyard. Totally different lives.

Just wanted to pop in and show this restaurant grade walk-in fridge design for my folks who love to cook! This is a great option if you've got extra space and loads of groceries. Plus, how many people have a fridge like this!? It's awesome!

We're proud to partner with the Kennerson Foundation to host a raffle for a 2010 blacked out Cadillac Escalade!

The Kennerson Foundation is a local Bay Area non-profit providing recovery based programs, sober living environments, and helping those battling addiction get back on their feet and into the workforce.

They're truly doing something amazing here in the Bay Area, and I couldn't be more than happy to share this fundraising opportunity.

Here's some more information about the programs at the Kennerson Foundation:

to this absolutely marvelous custom home we built a few years back. Every inch custom designed by yours truly. We handled every step and every inch, from permitting, design, construction, foundation, inspections, etc.

The backyard was also created by us, isn't is the best for a nice kickback?
