How deep should foundation piers go in Oklahoma?

There is no correct number, and any contractor who gives you one before driving a single pier is describing a plan, not a measurement.

Here is what actually decides it: the soil that swells and shrinks with our seasons runs about 10 to 15 feet down. A pier has to get below that, into ground that holds steady year-round. Across most of Oklahoma that lands between 20 and 30 feet. Some lots hit bearing at 12. Others go past 40.

What sets the number, how it changes across the state, and what your paperwork should show:

Most Ada homeowners who call about a settling foundation have the same question before any others: what is actually going to happen to my house?

Not the sales pitch. The sequence. Who shows up, what they do to the yard, how long the crew is there, and what the place looks like when they leave.

We laid out the whole thing, phase by phase, from the first inspection to what happens inside the house after the lift.

Your house has been trying to tell you something since spring.

A door that sticks now and did not in June. A hairline crack over a doorway. A spot in the floor that feels different when you walk across it.

None of those mean panic. Some of them do not even mean a repair. But they all mean the clay under your Tulsa or Broken Arrow home moved this year, and knowing which signs matter is the difference between a small fix and a big one.

A door that will not latch. A crack over a window that was not there in June.

September is when Bryan County homes start talking, because summer is when the clay under them lets go. The water that soaked in all spring leaves fast in the heat, the soil shrinks, and sections of foundation end up with nothing under them.

The house drops into those gaps unevenly. That is settlement, and Durant runs one of the hardest versions of this cycle in Oklahoma.

If your foundation needs piers, someone will ask you to choose: steel or concrete.

Both transfer the weight of your house to stable ground. The difference is how deep they go. Oklahoma's clay moves seasonally down to 10 or 15 feet. Steel piers reach 20 to 30. Most concrete pilings stop at 8 to 12.

A pier that ends inside the active clay zone is standing on ground that moves twice a year.

Foundation problems in Ada are not random.

They follow predictable patterns tied to Pontotoc County's clay soil, the age of the housing stock, and decades of wet springs and dry summers. Most homes in Ada were built between 1940 and 1975, many with pier and beam foundations and no moisture protection below the floor.

That combination creates four problems Pierman sees consistently across Ada neighborhoods.

Here is what they are and what to watch for:

Oklahoma does not have one foundation season. It has two.

Heavy spring rains push clay soil to expand. Summer drought pulls it back. Your foundation sits in the middle of that cycle every single year.

That back-and-forth is how most foundation settlement in Oklahoma gets started. And the signs show up inside your house long before anything looks wrong from outside.
