We saw the announcement recently on reduced childcare fees by 2030 at NDR 2026 — we’re at the heart of it.

For those born in the 1980s like some of us, growing up, childcare wasn’t really a thing yet. Most of us went straight to kindergarten, usually PCF at the HDB void deck downstairs.

This one’s different. A 3-storey building close to 3,200m², purpose-built just for childcare — complete with its own canteen, play area, and art studio. TOP soon at Bukit Batok West Ave 9.

Worked on the facade structural design and BCA submission for SIA’s new annexe at their training centre, under facade contractor Xin Da Construction.

On the same site, we also separately endorsed the fire-rated coating on the steel structure — different contractor, but same project. A nice coincidence.

Steady progress on site. More to come. 🖤

A new childcare centre is coming to the neighbourhood — less than 5 min drive from Lumina Grand EC 🏡

Designed by Formwerkz Architect and operated by My First Skool (MFS) , this one’s going to be something special for the community.

Did you know the walls you walk past every time you go underground cost millions — and were built before anyone even dug the space? 🚇

That massive steel structure being lifted by a crane? That’s a diaphragm wall rebar cage — and it’s about to disappear underground forever.

Here’s how it works:
🔩 A deep trench is dug into the earth — sometimes 30 to 40 metres down
🦺 This rebar cage is lowered in, then concrete is pumped around it
🧱 What forms is a reinforced underground wall — before any excavation even begins

That wall becomes the structure that lets engineers safely hollow out the earth inside it. It holds back surrounding soil and groundwater. It protects every road, building, and utility line above and beside it.

And eventually? It becomes the very walls of the underground spaces you move through every day — the platform, the concourse, the passageways, the walkways connecting one exit to the next.

Next time you’re underground, look at the walls around you. Built deep into the earth. Buried before the space even existed.

You’ve walked past them your whole life and never knew it.

Tampines GreenQuartz HDB wall hacking guide on RC stiffener and RC lintol between Bedroom 3 and Living/Dining.

‼️the stiffener is supporting the lintol above so have to remove the lintol if you are removing the stiffener to create an open common living space.

PSA: please don’t hack the toilet wall… 🙏

This one’s specifically for Interior Designers and Contractors with ongoing projects at Altura EC.

The management has just issued a notice to residents (3rd photo) — and it came about after our partner ID sought clarification on with the developer/MCST. So we’re putting this out so the whole community knows.

What is a PBU?
PBU stands for Prefabricated Bathroom Unit. Instead of being built wall-by-wall on-site, the entire bathroom is manufactured in a factory as a single complete module — then craned and installed into the unit. This method is common in newer HDB and condo developments.
Why are PBU walls non-hackable?
Because the walls form part of an integrated system. Even if a wall is non-load-bearing, it is still part of the prefabricated enclosure. Altering any part of it can disturb:
• The waterproofing membrane
• The fire-rated assembly
• The structural integrity of the module as a whole

Three storeys, a mezzanine, and an attic — 4,250 sqft of space designed for a family to truly live in.

Look up at the third floor and you’ll spot the aluminium louvred panels. Fixed in place but able to flip open like windows, they shade the home from the afternoon sun while letting the breeze flow through when the family needs it most. Thoughtful design, quietly doing its job.

A full reconstruction of a semi-detached at Li Hwan View— and this one didn’t just rebuild what was there.

Here’s what was added:
Rear extension — the entire back of the house was extended across all floors, adding usable space from ground to top.
Side extension — one side of the house was extended outwards, making the home wider and more commanding on the plot.

Attic — a fully usable level was added at the top. Extra bedroom, study, or personal retreat — the family decides.
Car porch — integrated into the design from the start, so arriving home is always effortless, making sure no family member gets wet during rainy days.

Same plot. Completely different home.
