A resale HDB renovation shouldn't just look stunning on move-in day. In 10 or 20 years, your family’s needs will fundamentally shift—aging parents move in, kids grow up, and physical mobility changes.
Designing only for today’s trends leaves you facing another costly, disruptive renovation down the road.

Don't just design for now—plan for the long view. Bring your resale HDB floor plan to Spacious Planners, and let’s engineer a home built to last a lifetime.

We've been designing homes for 22 years.
We've also made mistakes.
This is one of them — and what it taught us.

Early in our practice, we treated every open-plan brief as a yes.
Client wants open kitchen?
Open kitchen. It photographs well. Clients love it on paper.

Then we started seeing the callbacks.

Three months after handover. Six months. A year.
Always the same story — the smell travels too far, the grandparent can't nap, the helper has nowhere to disappear to.

The mistake wasn't the open kitchen.
The mistake was saying yes before we understood the household's rhythm.

Now we ask first. Every time, without exception:
↳ Who's home and when?
↳ Who needs quiet — and at what hour?
↳ Who cooks, and does anyone need to not be near that?

The floor plan comes after those answers. Never before.

22 years. 1,400+ homes. HDB, condo, landed.
The lesson repeats itself until you build the question into your process.

When renovating a multi-generational home, the stakes are incredibly high.
A single layout misstep doesn't just disrupt the look of a room—it creates friction among family members every single day.

Why do so many multi-generational renovations look stunning in photos but fail to function in reality?

Because they prioritize surface-level styling in shared spaces instead of mapping how the family actually coexists.

Having built space-planning frameworks across more than 1,400 homes, we have identified five critical layout mistakes that compromise multi-gen households—and how to fix them:

Bathroom Inaccessibility — Setting up a bedroom for elderly parents without planning their nighttime path to the toilet. The fix requires strict wet-zone adjacency planning to ensure safety and independence.

The "Neutral" Common Area Trap — Assuming the living room is shared equally. In a multi-gen home, one group always dominates the space. You must design for authentic sharing using zoned seating and dedicated corners.

Ignoring the Soundscape — Placing a remote work home office directly adjacent to a toddler’s playroom or a grandparent's bedroom. That isn't a coincidence; it is a structural layout conflict.

Designing Only for Today — Forgetting that a home must adapt. Within a few years, your layout needs to absorb a growing teenager, a retiring parent, and potentially a live-in caregiver. Always plan your space at least five years ahead.

Misplaced Priorities — Demanding high aesthetics in shared areas and leaving function for private rooms. For multi-gen homes, it must be the exact opposite: shared spaces must function perfectly, while private rooms can hold the beauty.

A successful home doesn't start with a floor plan; it starts with the people and their daily rhythms.
If you are ready to engineer a functional, lasting home for your family, the link in our bio is where we start.

"Should our kitchen be open-plan, closed, or somewhere in between?"

But focusing strictly on whether walls should stay or go is completely the wrong starting point.
A gorgeous open-concept showroom design can quickly turn into a daily nightmare if it ignores the unique operational realities of your household.

👉 The Right Question: Who in this household needs to disappear from the noise—and when?

👉 The Reality: That single answer determines your layout far more than your budget, aesthetic taste, or property size.

An open-plan layout works beautifully when everyone’s daily schedules naturally overlap. If cooking, homework, and winding down happen at uniform times, no one is fighting for quiet hours, and the open space carries its weight effortlessly.

However, full open-plan layouts usually fail multi-generational households because daily schedules collide at the worst possible hours.
For instance, when the kids rush home at 2:00 PM dropping bags and turning on the television, it directly shatters the absolute silence a grandparent needs for a 3:00 PM nap.
This single hour of daily friction, multiplied over years, leads to massive renovation regret.

To build a kitchen that respects everyone's routine, consider these three structural layout configurations:

1. The Half-Wall + Island
2. The Pocket Door
3. Fully Closed Kitchen + Open Dining

A successful kitchen design isn’t about following a trend; it's about mapping out how your family actually moves and interacts throughout the day.
Bring your floor plan to our design team at Spacious Planners, and let’s engineer a kitchen layout that perfectly balances social connection with quiet, daily livability.

In most multi-generational resale HDB, a quiet conflict unfolds over the floor plan. When three generations live under one roof, the question inevitably arises:
Whose space gets protected, and whose gets sacrificed?

Too often, the grandparents' room is treated as a secondary spare room and shrunk to fit other zones, or the living room becomes entirely overwhelmed by children's toys and schoolwork.
These compromises are rarely intentional, but they are almost always regretted once daily life sets in.

To resolve the friction of shared living, every layout must be systematically engineered around a rigorous three-tier framework, addressed in a strict sequence:

1. Retreat (Private. Quiet. Restorative.)
2. Gather (Shared. Flexible. Connective.)
3. Pass-Through (Flowing. Frictionless. Invisible.)

A truly successful multi-generational home isn't defined by the tiles you choose; it is defined by the invisible intelligence of the layout.
Backed by decades of space-planning expertise and over a thousand completed residential projects, we design floor plans where every generation coexists beautifully.

Bring your resale or BTO floor plan to our team, and let’s engineer a layout built for your family's real life.
