Cyprus records a real estate boom in Q3 2022 🔥

The volume of real estate transactions increased by 34% compared to Q2 and reached €1.65 billion.

According to the Department of Land Resources, 5,566 transactions were registered from July to September.

▪️Limassol was the leader both in terms of total sales (1,781 deals) and their value (€762 million).

▪️There were 1,442 deals worth €363 million in Nicosia.

▪️ In Paphos, 876 properties were sold for €276 million.

▪️ In Larnaca 1,147 properties were sold totaling €188 million, and in Famagusta — 320 deals worth €63 million.

There has been an increased demand from foreigners in Limassol, Larnaca and Paphos.

By the way, Cyprus offers a residence-by-investment programme for buyers who purchased real estate worth €300,000.

📊 A glance at Dubai housing market stats in October

▫️The value of off-plan properties sold in October set a new record of $3.4 billion. Meanwhile, in September off-plan real estate transactions totaled $3.13 billion.

▫️The number of transactions, however, remained the same as in September. Overall, there were 4,918 transactions completed in October.

▫️The average cost per square meter continued to rise after a summer pullback and reached $5,630 in October.

Last year was one of the best in Tranio’s history. We sold all the flats in our own redevelopment projects in Athens, closed several mezzanine deals in Germany with a total volume of more than €40 million, went to property events in Berlin, Munich and Cannes and welcomed great people to our team.

2022 has already started out as a pretty great year too. We are currently working on new construction and redevelopment projects in Athens and Berlin and looking forward to telling you about them.

2021 was one of the best years in Tranio's history. We sold all the flats in our own redevelopment projects in Athens, closed major deals in Germany and started new development projects.

At least, this is what the majority of our jount survey with the think. 59% of the participants were real estate or hospitality professionals, 16% were hotel operators, 13% identified themselves as investors.

📝Key takeaways from the survey:

▪️ 52% of the respondents believe the hotel market will recover by 2024.
▪️ 35% believe the German market will bounce back more quickly than others.
▪️ Some 30% believe that the Spanish market will also recover quickly.
▪️ Among investors, 69% expressed the most confidence in the UK market.
▪️ Purchase prices of hotels have remained unchanged or have fallen by 5% or less, according to a substantial majority (78.6%) of our respondents.

🎉Last week our team was honoured to attend the International Hotel Investment Forum (IHIF) in Berlin. It’s been an enriching three days of networking, discussion and debate.

For many of the attendees, this was the first in-person event since the start of the pandemic. Although we had to introduce ourselves, hiding smiles behind the medical masks, apparently, we all have been longing for in-the-flesh meetings.

After long months of quarantines and restrictions, the hotel industry also reconsidered the value of human interaction. Experts argued that despite the unavoidable implementation of the contactless check-ins and reception-less models of the hotels, guests will always appreciate an opportunity to talk to a human.

Among other trends discussed were:

🔶Adding workspaces to holiday resorts for those who need to press pause on their holiday time and drop back into work mode for a short while.

🔶Serviced apartments are becoming a permanent shift due to increasing lengths of stay.

📈In 2020, the UK and the US became the only countries where investors from Russia and the CIS increased their interest in residential property.

🔎According to our latest annual survey of 414 real estate experts from 35 countries, demand for housing abroad among Russian-speaking investors fell by more than 20%. In the US and the UK, the demand for residential property, on the contrary, increased by about 4% and 2.5%, respectively.

Key takeaways:

✳️The key driver for Russian-speaking property buyers abroad is to become a resident of a foreign country.
✳️Portugal and Malta attract investors by residency, while Finland and the USA – by capital preservation.
✳️The UK is the only country surveyed, where activity of Russian-speaking investors in 2020 increased.
✳️67% of Russian and CIS investors choose the US for capital preservation.
✳️Overall, the average transaction budget in 2020 across all countries doubled to €620k since 2019.
