MJZ is a multidisciplinary creative office based in Warsaw in Poland which combines architectural and urban design with research & technology.

Through a series of award-winning design projects MJZ has created an international reputation as a member of a new generation of architects who combine professional analysis and experimentation to achieve innovative solutions. The office was nominated twice for the prestigious Building of the Year Award on the World Architecture Festival, won twice the German Design Award and three times the Inter

national Architecture Award from Chicago Athenaeum. It’s founder Maciej Jakub Zawadzki is the only Polish member of the International Academy of Architecture (IAA).

„Wilanów w świetle emocji” by MJZ
Dzięki pewnemu kontrowersyjnemu wydarzeniu w Warszawie Pałac Króla Jana III w Wilanowie ponownie znalazł się w czołówkach polskich mediów. To dobry moment, by przypomnieć nasz projekt konkursowy (II nagroda) dotyczący wystawy oraz oświetlenia ogrodów pałacowych.

Projekt opierał się na budowaniu narracji i stopniowaniu emocji poprzez immersyjne doświadczenie przestrzeni. Podążając za strumieniem światła, zwiedzający odkrywał kolejne sektory poświęcone etapom życia króla i królowej. Bohaterstwo, mitologia i nauka przeplatały się z duchem romantyzmu, tworząc wielowarstwową opowieść o epoce.

Jednym z elementów była również interaktywna instalacja pozwalająca odwiedzającym samodzielnie kreować dynamiczny pokaz świetlny inspirowany szarżą husarii.

Projekt powstał z poszanowaniem nie tylko historycznego kontekstu miejsca, ale również fauny i flory ogrodów. Wspólnie z centralą Zumtobel w Wiedniu pracowaliśmy nad doborem natężenia oraz kolorystyki światła w sposób bezpieczny dla roślinności i otoczenia. Badania okresu lęgowego ptactwa okolicznego i innych zwierząt w sąsiedztwie były też w naszych materiałach konkursowych.

Propozycję przygotowaliśmy razem z Platige Image. Projekt zdobył II nagrodę, a jego planowany budżet realizacyjny wynosił około 7 mln PLN.

ReVistula — A Net-Zero Landmark Office

Designed by MJZ with .studio for Syrena Real Estate for property acquisition, ReVistula proposes the transformation of an existing office building on Warsaw’s Vistula riverfront into a net-zero landmark workplace. Instead of demolition, the project reuses the existing structure, exposing its raw concrete slabs and turning them into terraces that support a hydro-botanical façade system inspired by the wild ecology of the Vistula River.

A new glass façade, recessed within the existing envelope, improves environmental performance while allowing the original structure to remain visible. The building operates as a living system: water circulates through CNC-shaped channels integrated into wooden elements along each floor, cooling the structure and supporting vegetation that filters and reuses greywater. Plants act simultaneously as shading, microclimate regulators and part of the building’s environmental infrastructure.

The roof extends this strategy into a hydro-botanical landscape with a pond that integrates aquatic vegetation for natural water filtration, forming part of the building’s closed-loop water system and contributing to passive climate regulation. An additional floor, enabled by local zoning, is constructed using an exposed CLT waffle structure, creating a flexible, column-free space for work and events while expressing the tectonic logic of timber construction.

ReVistula is conceived as a premium workplace for global ESG-driven companies and as a pilot model for transforming existing buildings into climate-responsible assets — shifting architecture from demolition to regeneration.

MJZ Designing Decisions: VOLA Warsaw Hybrid building proposal
- we take bold decissions when analysing markets or investment sites

Often, because of our unconventional portfolio and the type of services we provide, we are asked to deliver a “wow effect” — an iconic building.

And when an architect comes in and starts talking about something else than just building a wall of brick or concrete — as we sometimes joke — there is genuine surprise. Because that’s simply not what people expect from architecture.

But what we create is never just an image.

It always starts with analysis — of the location, climate, light conditions, urban context and market dynamics. The proposal shown here for a hybrid building in Warsaw was developed as a result of such a process, including the study of program scenarios, environmental performance, and even the potential acquisition of adjacent land. This is where real estate foresight becomes part of design thinking.

What emerges from this process are hybrid buildings, shaped by decisions rather than style. These are structures that combine multiple functions — living, working and short-term stays — operating as layered ecosystems rather than single-purpose objects.

From the outside, they may read as bold, even disruptive — a strong identity, something iconic, a “market disruptor.” But that expression is not arbitrary. It is the result of aligning performance, use, and long-term value.

These buildings are not only expressive, but responsive. They address climate conditions, support different user groups, and adapt to changing market realities over time. What may appear as a bold gesture is in fact a precise response to a complex set of constraints.

This is a demanding approach, intended for clients who understand that architecture is not just about materials or construction, but about making strategic decisions through design. It is about positioning an asset, creating identity, and building long-term value.

Architecture, in this sense, becomes a tool — not only to build, but to think.

🇫🇷 MJZ in a French Government-Backed Publication Defining the Future of Post-Carbon Cities

We’ve been featured in a publication by AREP — the French public urban planning agency (fully owned by SNCF), operating with the support of French ministries. This is not just another industry report — it is a government-backed vision document shaping how cities will evolve in the post-carbon era, in France and beyond.

What will our cities look like once we transition to new energy systems?

In this publication, alongside names such as MIT, McKinsey & Company, and Tesla, our project “Filling Stations” has been highlighted.

It proposes a new typology: infrastructure that can transform within days — from traditional fuel stations into green ESG charging hubs. Designed for the electrification of cities, these spaces respond to a simple shift: electric vehicles take longer to charge, so the waiting time itself becomes an opportunity — to create meaningful, valuable experiences.

Working on engaging sites. That’s where real value is created.

MJZ project study — Residential Tower, Warsaw

Some sites don’t respond to standard solutions.
They require a different kind of thinking — less about form, more about understanding constraints and turning them into opportunities.

For a compact, triangular plot in Warsaw — surrounded by high-rise buildings and opening towards greenery — we developed a residential tower as part of a broader dialogue with the city.

The goal was not to go higher.
The goal was to position the building precisely.

The volume reacts to its surroundings from every direction.
Subtle shifts in the façade calibrate light, views and exposure — especially towards the green landscape of Powązki.

This is not a single gesture.
It’s a building that changes depending on where you stand.

Large loggias create shared living spaces.
Upper levels open into protected terraces framed by pergolas.
At ground level, the building dissolves into services and a green public square — completing a local urban passage.

But what really matters is the method behind it.

Every project starts with precise capacity and daylight analysis — not just to define limits, but to identify hidden potential.

The outcome is not simply more area.
It’s a better-performing asset — spatially, commercially and urbanistically.

We focus on sites others consider too complex.
Because that’s where the real opportunity is.

Oldie but Goldie…
Urban Canopy Tower, Warsaw (unbuilt / will remain unbuilt)

With so many discussions recently around high-rise development in central Warsaw, we decided to share one of our older unrealised projects — simply as a point of reference.

Urban Canopy Tower was designed for a narrow, triangular plot surrounded by heavy traffic and existing high-rises. Instead of competing for height, the building expanded horizontally, creating large office floorplates while lifting the volume above the ground to form a covered public square and a gateway into the city centre.

Its cascading façades naturally shaded the glazing, while integrated anti-smog greenery was designed to filter air at one of Warsaw’s busiest intersections.

The idea was simple: a building not as an isolated object, but as part of the city’s infrastructure.

The project was never built and will not be built.
But the approach still feels relevant.

Some people say it looks like it’s “pregnant.”
Maybe it is 😉

Carrying public space, greenery and cleaner air for a small part of the city.

How do you design a headquarters that doesn't just represent a company — but is literally made from its business?

Together with Łoskiewicz Studio, we designed a low-emission, circular office building for one of Poland’s leading aggregate producers — located on an existing artificial island, surrounded by post-extraction lakes, in the heart of an active quarry.
