Based on your initial details, you are a great fit for our Premium Construction
Program.

To help you manage your time and your investment, I have outlined our end to end process below:

The LiaBelle Construction Roadmap

1. Initial Eligibility Check
(Completed)
We prioritized titled lot owners with a combined household income of P90k to P100k+ to ensure a smooth bank or pagibig housing loan approval.

2. Design and Rough Estimate
To provide you with an initial quote, please reply to this email with the following details:
Exact Location of the Lot:
How Many Floors:
Number of Bedrooms:
Number of Toilets:
Prepare Finish: (Standard, Semi-Elegant, Elegant)

3. Site Assessment and Design Team Meeting
Once the initial estimate is approved, our team will conduct a Technical Site Inspection (P3k mobilization fee)
This is crucial so our design team can create a tailored Floor Plan to your lot terrain and your lifestyle on the spot.

4. Bank or PAGIBIG Appraisal
Upon our Technical Site Inspection completion, we will contact your prepared home loan provider, either the Bank or PAGIBIG for Property Appraisal Process, with a minimum of 5k up appraisal fee for us to know your property appraised value or limit.

5. Complete Set of Plans Rendering
If you agree to the Total Contract Price based on the tailored Floor Plan, and if we already have an appraised value or limit digits, we will design a Complete Set of Signed and Sealed Plans, Perspective Layout, and Walkthrough Video with a Professional Fee of P80k, which will be deducted from the 20% equity or down payment. (This is also one of the requirements for financing)

6. Signing of Contract and Down Payment
Once we fully agree with all the Terms and Conditions (we will give a copy once the deal is finalized during the process)
We will sign the contract with 20% equity / down payment (30% if progress billing on a cash basis), which deducts the P80k professional fee.

7. Full Loan Assistance
(Bank or PAGIBIG)
We will handle all the legwork from loan processing to Building Permit Processing.
We want your construction journey to be as stress-free as possible.

8. Construction and Turnover
Upon Loan Approval, we will begin the construction.
You will receive regular photo and video updates, as well as a progress report, until we turn over your dream home.

We would like you to know that all the prices that we give online without a proper Technical Site inspection are a ROUGH ESTIMATE only, we need a personal and professional approach to gather data to have a computation of the
detailed quotation, please don't base with the rough estimate only, because the detailed quotation has a big difference either to get it higher or lower based on your prepared house finish and the lot terrain condition of your property.

Only 80% of total contract price can be finance by the Bank or Pagibig, so the 20% fall to the equity or down payment.
