🚨 BP 220: Firewall Requirements for Single-Family Dwellings

🔍 Did you know? Under BP 220 Rule 2, Section 6, firewalls are required for dwellings abutting property lines in both Economic and Socialized Housing projects.

📏 Here’s what the code requires for firewall extensions:
- Above Roof Line ➡️ 0.30 m min.
- From Outermost Edges ➡️ 0.30 m min.
- Under the Eaves ➡️ 0.30 m min.

⚠️ The firewall must be masonry construction, at least 150 mm thick, and extend vertically from the lowest wall portion adjoining living units up to the required height.

The MCA Residence is conceived as a climate-responsive contemporary dwelling that maximizes passive design strategies while maintaining a strong architectural identity.

The massing emphasizes horizontal layering, articulated by a cantilevered roof plane and deep overhangs to provide solar shading. The facade integrates three primary materials smooth cement render, textured brick cladding, and vertical timber design louvers creating depth, thermal moderation, and visual rhythm.

The elevated main living floor enhances privacy and promotes cross-ventilation. Large glazed openings are strategically positioned to optimize daylight pe*******on while maintaining thermal efficiency. The vertical wooden design screen functions both as a brise-soleil and as a semi-transparent privacy buffer.
