𝗦𝘂𝗻 𝗦𝘁𝘂𝗱𝘆 𝗧𝗶𝗺𝗲𝗹𝗮𝗽𝘀𝗲 🌞

One of my biggest and first consideration when planning a house is understanding the 𝙨𝙪𝙣’𝙨 𝙙𝙞𝙧𝙚𝙘𝙩𝙞𝙤𝙣 𝙖𝙣𝙙 𝙢𝙤𝙫𝙚𝙢𝙚𝙣𝙩 𝙩𝙝𝙧𝙤𝙪𝙜𝙝𝙤𝙪𝙩 𝙩𝙝𝙚 𝙙𝙖𝙮. Before creating the facade and placing architectural elements, I study how sunlight interacts with the space because every decision contributes to the comfort and experience of the home.

The 𝙢𝙤𝙧𝙣𝙞𝙣𝙜 𝙨𝙪𝙣 brings soft, healthy light.
Perfect for a coffee corner, quiet meditation, or simply starting the day with natural Vitamin D, while midday reminds us to carefully 𝙘𝙤𝙣𝙩𝙧𝙤𝙡 𝙝𝙖𝙧𝙨𝙝 𝙖𝙛𝙩𝙚𝙧𝙣𝙤𝙤𝙣 𝙝𝙚𝙖𝙩, especially in the Philippines where rising temperatures make climate-responsive design essential for comfort; as the day ends, the sunset 🌅 side naturally transforms into a warm gathering space for family conversations, outdoor dining, or simple barbecues that bring everyone together.

Even the most practical spaces are considered, including the “sampayan” area, an essential part of a Filipino home. (Let’s be honest, it’s one space that will never disappear in a Filipino household 😄.) Many Filipino mothers still prefer drying clothes under the sun, as natural heat and sunlight give a different sense of freshness and cleanliness.

With the increasing effects of 𝙘𝙡𝙞𝙢𝙖𝙩𝙚 𝙘𝙝𝙖𝙣𝙜𝙚, heat is becoming more intense, and it may become even more challenging in the future. Good sun analysis helps create a home that is not only beautiful, but also more comfortable, energy-efficient, and responsive to the environment.

The client was frustrated with their home being full of clutter and dust-collecting elements, so they wanted a fresh start, something minimalist. This home blends Japandi’s serene, earthy balance with Scandinavian brightness and cozy functionality, creating a space that breathes simplicity and warmth. 🤍✨

𝗔𝗡𝗢 𝗕𝗔 𝗔𝗡𝗚 “𝗢𝗩𝗘𝗥𝗛𝗘𝗔𝗗, 𝗖𝗢𝗡𝗧𝗜𝗡𝗚𝗘𝗡𝗖𝗜𝗘𝗦 𝗔𝗡𝗗 𝗠𝗜𝗦𝗖𝗘𝗟𝗟𝗔𝗡𝗘𝗢𝗨𝗦” 𝗦𝗔 𝗖𝗢𝗡𝗦𝗧𝗥𝗨𝗖𝗧𝗜𝗢𝗡

Kapag nakita mo sa kontrata ang linyang “Overhead, Contingencies and Miscellaneous (OCM)”, ‘wag mo agad isipin na “extra charge” lang ‘yan.
Ito ay totoong bahagi ng project cost na may malinaw na purpose.

𝗢𝗩𝗘𝗥𝗛𝗘𝗔𝗗 – Ito ‘yung mga gastusin ng contractor na hindi direktang nakikita sa mismong construction site pero kailangan para tumakbo ang project.
→ Halimbawa: office rent, admin staff salary, communication, utilities, tools maintenance, at legworks.

𝗖𝗢𝗡𝗧𝗜𝗡𝗚𝗘𝗡𝗖𝗜𝗘𝗦 – Ito naman ang pang-“just in case” fund.
→ Ginagamit kung may mga hindi inaasahang gastos tulad ng price increase sa materials, weather delays, o minor design changes.

𝗠𝗜𝗦𝗖𝗘𝗟𝗟𝗔𝗡𝗘𝗢𝗨𝗦 – Mga maliliit pero mahalagang items na hindi madaling i-itemize sa Bill Of Quantities.
→ Tulad ng safety signs, regular site cleaning, work permits, delivery fees, documentations, at iba pang incidentals.

𝗜𝗡 𝗦𝗛𝗢𝗥𝗧:
OCM = Hindi luho, kundi proteksyon at suporta para tuloy-tuloy at maayos ang project.
Kaya mahalagang naiintindihan ng client at contractor kung ano-ano ang sakop nito.
