AO+R Design Associates offer a variety of services in the general disciplines of Architectural Planning and Interior Design & Design Integration. The design process begins with a brief from the client, which in turn interpreted in terms of planning and design considerations. AO+R Design Associates as Architectural Design Consultant to client, developers and builders, limiting his ser
vices from Concept, Design Development, Contract Documentation & Construction Administration maintaining an interface and coordination with the team of Engineers/Consultants up to the project completion. This will cover Conceptual Planning and Schematic Design can be taken further to detail Design Development & Construction Documentation including full specifications and drawings of approved concepts. At this stage, AO+R Design Associates will work as a part of a team of other consultants for the project such as Structural Engineering/Mechanical, Electrical and Sanitay/Fire Protection and Building Services. This will include the set of parameters of time, budget and image to be approved by the client. AO+R Design Associates put great emphasis on communication throughout the project, insuring that the client is kept informed of developments at the key intervals up to project completion. AO+R Design Associates will prepare Concept to Schematic Development plans and visual aids, depicting the developer's intent and programme. This will include Master Planning Architectural Design up to detail plans for individual structures and budget cost estimates. Interface with the client's team is maintained at all times to ensure intent with the design & cost parameters. AO+R Design Associates will carry out Interior Architecture Design Services from the concept up to full specification to obtain bidding documents up to construction documentation, materials selection for floors, walls & ceilings treatment & selection of furniture, furnishing & equipment are part of the services. Throughout the construction period, AO+R Design Associates will oversee & supervise all works undertaken by appointed contractors to ensure adherence to the agreed designs, schedule and budget. This will include coordination of other technical aspects of the project such as Structural, Electrical, Mechanical/Air-Conditioning, Sanitary/Plumbing and Fire Protection Engineering & Allied Engineering Services (Auxiliary, Telephone, Communication System, Acoustic, Lighting & Landscape Architecture up to the project completion.
