When we were given the opportunity to work on 99LGV, we saw it as a challenge to bring the soul of the property back to life.

The clients envisioned a home rooted in Spanish architecture — inspired by the homes they had seen abroad, yet thoughtfully designed and built around their own way of living.

What once stood as an aging structure has been thoughtfully reimagined into a home that honors the timeless character of Spanish architecture while embracing the needs of modern living.

From the proportions and carefully selected finishes to the craftsmanship behind every space, each detail was considered with intention.

Because great design isn’t about following trends. It’s about creating homes with character — homes that remain beautiful, relevant, and meaningful for generations.

The vision is now a reality.

The soul of the house has been brought back to life. Its character — defined by Spanish roof tiles, textured stucco walls, wrought iron railings, warm wooden beams, natural stones in place and carefully crafted curves — now comes together as envisioned.

For us, achieving the vision through great collaboration is what makes a project truly fulfilling. Seeing the design, craftsmanship, and details come together is one thing; hearing our clients say how beautiful their home has turned out is the icing on the cake.

Our first project in Loyola Grand Villas, completed through Ybalai Builders’ full Design & Build service, is now ready for turnover.

Every stage brings the project closer to its final form...

As construction continues, progress is taking place across multiple areas of the development. Current site activities include the installation of ACP roof edges, tiling works at T&B 2, plaswall installation at the annex building, steel base plates for the structural columns, air conditioning ducting and copper tubing, as well as the ceiling mock-up at the attic.

Strong foundations take shape before anything rises above them...

Work continues at Greenfields 2 with concrete curing for the grade beams and strip footings, preparation for the slab on grade through backfilling and compaction, and excavation for the column footings.
