Architecture at scale demands more. It requires a system.
For East Palms, we developed a Quadrant Facade System to bring order, hierarchy, and consistency across an entire residential community. Instead of allowing unlimited facade modifications that gradually dilute the architectural identity of the development, every home is organized into four clearly defined design zones, each with a specific role.
The Accent Quadrants are intentionally designated for variation. These areas accommodate brise soleil, vertical fins, lattice screens, and material expressions that respond to climate while allowing homeowners to personalize their homes within carefully curated parameters.
The Breath Quadrants, provide visual relief through windows, solid planes, and subtle material transitions, establishing rhythm, balance, and passive environmental performance throughout the streetscape.
Most importantly, this hierarchy establishes a clear design language. By defining which portions of the facade can evolve and which elements remain constant, the system significantly reduces the risk of future modifications drifting away from the project’s architectural identity. It creates flexibility without sacrificing coherence.
Rather than relying on subjective design decisions for every house, the Quadrant Facade System becomes a repeatable architectural framework, one that ensures hundreds of homes can evolve with individual preferences while still reading as part of a unified neighborhood.
