The images matter, but they are only one part of the decision.

Early approval also settles how spaces are stacked, which rooms remain connected, where light and air enter, and which systems depend on the roof and main structure.

These decisions can still be refined, but reversing them later may affect several parts of the project at once.

Before approving a direction, ask what the drawing changes, what it commits you to, and what remains open for development.

References help us understand what a client responds to. The useful question is why.

Is it the pattern, shade, openness, privacy, material, or the feeling of the room behind it? Once that preference is clear, it still has to be tested against the actual site, the direction each wall faces, weather, structure, and budget.

Balai Ani’s façade studies show that translation. The visual reference becomes a set of dimensions and openings adjusted to the conditions of each side of the house.

Bring the reference. Be ready to explain what matters about it.

The exterior is often the first thing a client sees. It should not be the first thing the design decides.

For Balai Ani, each side of the house was studied according to the conditions it meets. Opening size, depth, spacing, and orientation were developed together rather than treated as a pattern applied at the end.

That process gives the façade a reason. Its appearance comes from repeated decisions about how the building receives sun and moves air.

A masterplan can look resolved while important consequences remain hidden inside the drawing. The Suyo site visit made those consequences physical.

First, ask where the road meets the land. That edge affects how access, retaining work, and the first parcels can be resolved.

Then ask how much ground must be cut, filled, or retained. A clean plan can conceal the work required to make its roads and lots possible.

Finally, ask which decisions will become difficult to reverse. Once roads, parcel structure, and shared infrastructure are committed, later buildings must work with them.

The total matters, but it does not explain how the development will work.

Suyo's verified current mix includes 39 single-detached homes, 117 duplex homes, and 206 row-house units. Each type asks something different from the plan.

Single-detached homes require more frontage per household. Duplexes pair two homes within one building footprint. Row houses place more homes along shared circulation. Those differences affect access, parking, open space, and the relationship between private lots and the larger development.

The housing mix is therefore spatial before it is numerical. The number works only when the relationships between the types work with it.

In a residential development, the road is not simply drawn between rows of lots. Its position and grade affect access, parcel organization, drainage, shared space, and what later phases can reasonably become.

At Suyo, Ilocos Sur, terrain, movement, parcels, and open space are tested together. The iterative sketch is important precisely because it is not a polished final plan. It records how one decision changes the next, and why the framework must be tested before individual buildings are designed.

The masterplan gives later buildings a shared structure to work from instead of asking every lot to solve the same conflicts independently.

When planning a home, the contractor’s price is not always the full amount you need to prepare.

Your total budget may also need to include surveys and tests, professional fees, permits, estate requirements, items you buy separately, specialist work, and an allowance for changes or unforeseen work.

Not every project will have the same costs. That is why the first question should not only be, “How much will construction cost?” It should also be, “How much can we responsibly spend on the whole project?”

Start with the total. Then test the size, priorities, and timing of the home against it.

The project calendar begins before construction. The site and brief need to be clarified. Architecture and consultant documents need time to develop together. Approvals, procurement, and contractor decisions sit between design and the build itself.

The ranges in this carousel are planning allowances, not promises. Project scale, estate rules, government approvals, procurement, and construction method can shorten or extend each stage.

What matters is starting early enough to resolve the brief, budget, site, and decision-makers before urgency begins making decisions for you.

Balai Ani does not treat habitation, passive air, water, and cultivation as separate additions to the house.

They are coordinated through the same section. Rooms, the central void, water collection, and planting affect one another from the beginning. This makes environmental performance part of how the house is organized and used—not a layer attached after the form is decided.

The project was the WAFX 2024 Carbon and Climate Winner and was shortlisted at the World Architecture Festival 2024 under Future Projects: Residential. The recognition is evidence of the system; it is not the starting point of the story.

Before plans begin, three kinds of information need to be read together.

The legal record establishes what property is being considered. Planning controls determine which limits and approvals apply. The site itself reveals slope, drainage, access, vegetation, outlook, privacy, and other conditions that documents may not fully describe.

None of these layers should stand in for the others. A useful early review separates what is confirmed, what is still assumed, and what needs verification before a footprint is treated as viable.
