₱10M construction budget can easily become ₱14M when you start building without a clear plan.

A contractor’s estimate is not your budget.

Before building a house or commercial space in the Philippines, understand your construction budget, scope, contingency, and realistic project cost first.

Studio Apa. A coffee shop designed to be remembered. ❀☕

At the heart of this midcentury modern café in Bagumbayan, Daraga, Albay is its bold red coffee bar.

We designed the space around the owners’ love for beautiful furniture, statement lighting, and artwork. The goal was to create something with more character than the usual white-and-wood cafĂ© aesthetic.

The red bar became the defining feature.

Bold. Warm. Unmistakably Studio Apa.

A space designed not just for coffee, but for personality.

Together, but with space of their own.

For this project, the husband and wife each have their own bathroom and walk-in closet, giving them personal spaces designed around their individual routines and needs.

Because thoughtful design isn’t always about following the traditional setup. Sometimes, it’s about understanding how people live and creating a home that works around them.

Personal space, without feeling disconnected.

Stop designing your house based on Pinterest.

A beautiful peg can look perfect online, then become stressful in real life when it does not match your budget, climate, lot condition, storage needs, service area, and daily routine.

Before building your first house in the Philippines, take my Build Cost Readiness Check so you can see if your budget, timeline, finish level, and target floor area are realistic before construction becomes an expensive lesson.

A few things we tend to notice when we're looking around a house.

None of these automatically mean there's a serious problem. But if something keeps coming back, changing, or getting worse, it's probably worth finding out why.

Especially before the rainy season does the checking for you.

Have you noticed any of these around your house?

Married. But separate bathrooms and walk-in closets. 👀

For this project, the husband and wife each have their own bathroom and walk-in closet.

- No fighting over counter space.
- No waiting for the shower.
- No squeezing clothes into one closet.

Just two private spaces designed around each person’s routine.

It may not be the traditional setup, but for this home, it makes perfect sense.

Good residential design is about creating spaces that actually work for the people living in them.

Would you want separate bathrooms and closets too?

Behind the design of Studio Apa ☕

This coffee shop in Bagumbayan, Daraga, Albay was designed to feel different from the usual white-and-wood café aesthetic.

The owners love beautiful furniture, statement lamps, and collected artworks. We used that as the starting point for the whole space.

Then came the feature that really gave Studio Apa its identity.

The red coffee bar.

It became the focal point of the café. Bold enough to catch your attention. Warm enough to still feel inviting. Memorable enough to make the space instantly recognizable.

We built the rest of the interior around that energy with midcentury modern furniture, layered lighting, rich tones, and carefully selected details.

This is the part of design I love most.

A strong interior does not need to follow what every other café is doing. It needs a clear personality.

And for Studio Apa, that personality starts at the red bar.

A little BTS from one of our coffee shop and commercial interior design projects in Daraga, Albay.
