The most expensive building is the one you outgrow in three years.
It is easy to size a building for the business you have today. The smart move is to leave a little room for the business you are heading towards. Provision for an extra bay in the design, loads calculated to account for a mezzanine later. Engineering that accounts for earthquake loads generated from storage racking
Adding room while the plans are open is cheap. Adding it once the engineering is complete and the floor is down is not.

A PS1(Producer Statement) gets your build started. A CCC (Code Compliance Certificate) gets it finished.
The PS1 is the engineer’s confirmed structural design and forms part of the consent documentation . All Coresteel’s projects are bespoke and engineered in house. The CCC is issued by the council once they are satisfied the building meets all consented requirements. Between those documents is where the magic happens with a professional and smoothly run project.

Condensation “Warm, damp air meets a cold steel roof overnight and the moisture has to go somewhere.”
Roofing underlay is designed to absorb this moisture and allow it to evaporate as the building warms up, preventing condensation and protecting the contents of your new build
Not all underlays are created equal and accordingly this aspect of the build requires some thought. Recently roofing underlays exposed to UV light have failed creating problems so each project needs to have the correct absorbent underlay specified and installed.

Latest build, from breaking ground to completion. A snapshot of the Taupo Toyota build, stage one of a site redevelopment to ensure Toyota provides the best customer service experience. Soft ground and the tight build area added a few issues to address during the design and build stages to deliver this building on time and on budget.

On a coastal site, corrosion is the killer. The right cladding and specialised coating systems are what keeps a building looking sharp and standing strong years down the track. A little thought up front, a lot saved later.

You are paying to light a building the sky would happily light for free.
It’s hard to beat natural light in a work environment. Translucent roofing comes in many different specs for various design situations. While condensation was a common issue with clearlights in the past this is no longer the case as options and installation systems have improved.
It is a small design decision that pays for itself quietly for the life of the building, and it makes the space a nicer place to work while it is at it.
