How could a commercial site be redeveloped?

Here's a pencil street perspective, drawn to illustrate out how a commercial redevelopment of a site in Broadway Ave could look.

Full-height glazing at street level exposing structural frames behind forming a set of two storey office spaces on a currently under developed site.

Floor or site plan sketches answer the spatial questions for commercial property with regard to office space and tenancy returns but a perspective drawing like this answers questions a floor plan can't.
How attractive will the building be for tenants? What will the street scene be? How are we able to create something a little different? Where your eye goes as you walk past? Whether the
upper floor reads as apartments or office space without making a thing of it.

This is just us thinking out loud about a site we've spotted on Broadway Ave.

Everyone talks about the finished home but we don't often get to talk about the thinking or process behind it.

So we did some of that thinking out loud. Rhys and Vivek of Generation Homes Canterbury, stand on the deck of the Prebbleton showhome to share the builders persspective.

Our team of six sketched a Christmas float with no brief but was cool to see the themes that turned up.
Kiwiana, nobody planned that! Christmas sits inside a Kiwi summer, so out came a dock hut with slatted frames and a lean-to roof. A Baba Yaga style shack in shingle and weatherboard with little awnings over the door. One properly minimalist scheme. One full Santa's Cave.
Some was messy sketches, other more refined but all showing the thinking behind each concept.
We’ve since argued it out and landed somewhere in the middle – taking the same process as a house design, just with tinsel.

We designed this show home & Generation Homes Canterbury built it.

Rhys visited Prebbleton to walk through it with Vivek, Sales Manager at Generation Homes Canterbury prior to the official opening this weekend.

Vivek has walked thousands of people through showhomes. He knows exactly where people slow down, where they stop and talk, and what people are paying attention to.

Doors open 5 September. If you're in Canterbury, get along to it.

Dogs aren't allowed at Focal Point, so he'll be at home in September. You don't have to be.

Designed for You is one evening, one room, around 50 people. In the room with you: an interior designer, a quantity surveyor, mortgage advisors, home automation experts and a few others who have done this a lot of times. The whole night is about getting you educated on your next design and build project. Nobody is there to sell you anything.

If you're looking at a new home or a major alteration in the next six months to two years, get in touch and we'll get you on the shortlist. It's a small room, so worth putting your hand up early.

The clearer you are going in, the less you'll want to change coming out.

Most people arrive at the first design meeting with a rough idea and a lot of questions. That's fine. But the projects that run smoothly start with a clear understanding of how the clients actually live, what isn't working in their current home, and an honest number for budget. Getting there before the first meeting makes everything easier.

Two weeks on and the Vaucluse Heights site already looks different.
Consent has been approved & the build crew are busy scraping out the site and prepping the retaining wall. The formwork for the foundation isn't far behind.

We enjoyed this sunny afternoon standing on the section, enjoying the same view as last time.

We'll be back on this one every couple of weeks, right the way through winter. Cold for us office-dwellers but completely worth it.

The best light in a home is intentional.

You can change many things in your home, such as your flooring, your kitchen or your paint colour. But, you can't easily change which way your house faces.

Orientation and natural light are locked in the moment the floor plan is set. They affect how warm, how bright, and how expensive your home is to run every single day.
