A section can look straightforward on paper but standing on it usually tells a different story.

That's why organising a site visit is one of the first things we do. Some things can't be properly assessed from the office, and being there means we can give you the right advice. How the ground falls, where the sun moves through the day, which way the wind comes from, how a truck will get in, and where power, water and drainage connect.

Each of those can change where the house sits, how it's built and what it costs. It's much easier to plan for them early than to discover them halfway through.

When you are building a new home getting a few quotes feels like the responsible thing to do, and we completely understand why people do it.

The catch is that a lot of quotes rely on allowances, which are amounts set aside for things that haven't been chosen yet. A low allowance can make a price look good on paper, but the difference usually turns up later once the real selections are made.

We do it the other way around. You make your selections first, and we price the home you've actually chosen. Then we sit down together and go through the pricing document in full, so you know exactly what's included and what it costs before anything is signed.

The best room in a Hawkes Bay home is often the one without the roof.

Come summer, so much of life happens outside. Dinner on the deck, doors open all day, the kids going back and forth between the lawn and the kitchen.

It's one of our favourite parts of a home to see come together.

Almost everyone starts with a budget and a Pinterest board.

Both are a great place to start. But they don't always match up, and it's much better to find that out early than once plans are drawn and you've fallen in love with them.

We don't enjoy being the ones to say "that might not fit the budget." But we'd rather have that conversation at the start, when there's still room to adjust, than later when it's stressful and costly to change.

Congratulations to Kris on 11 years with Drinkrow Homes.

Kris first came to us as a work experience student. He went on to complete his apprenticeship with us, and he's now one of our lead builders running our projects.

Kris has a great knowledge base and is super efficient in his work. When he takes on a project, he makes sure he understands every detail so he can anticipate what's coming rather than working on the fly. That kind of care makes a real difference on site, and he's a huge part of our team.

Thanks for all your hard work, Kris. Here's to many more years to come.

Signs your build is actually being run properly.

You know what's happening before you have to ask. The site doesn't feel chaotic — everyone knows what they're doing and when, and deliveries turn up on schedule, not in a scramble. If something needs a decision, you hear about it while there's still time to change it, not once it's already fixed in place. You get a straight answer, even when it's not the one you wanted. Nothing about handover day comes as a surprise.

None of that happens by accident. It's what a build looks like when it's actually being run properly.

Most people looking to build a new home think they're simply hiring a builder to build it.

What they're actually hiring is someone to manage every decision, trade and timeline along the way — making sure the right people are on site at the right time, and nothing's left waiting on something else.

Get that right, and a build stays on schedule. Get it wrong, and even good tradespeople end up working around each other instead of with each other.

That's the job most people don't see, until it's the reason everything came together on time.
