Could your property be subdivided one day?

It's a question we hear regularly from landowners and people looking to purchase property.

A section might look big enough to subdivide, but there's a lot more to consider than just the size of the land.

Here are 3 important things to check before making any plans:

1. Zoning & Planning Rules
Council requirements around minimum lot sizes, access, setbacks and other restrictions can determine what's actually possible.

2. Services & Infrastructure
Water, wastewater, stormwater, electricity and existing buildings can all influence where boundaries can go and how much a subdivision might cost.

3. Land & Site Conditions
Sloping ground, flood risks, soil conditions, easements, contamination and protected natural areas can all affect feasibility, costs and timeframes.

We enjoyed meeting with Catherine Wedd (MP for Tukituki) and James Meager MP (Associate Transport Minister) on one of our land development sites to demonstrate how we use drone technology in surveying.

It was great to chat about CAA rules that are working, as well as some areas that could use a bit of attention.

We discussed the efficiency and accuracy benefits of using drone mounted LiDAR for land surveying, and how the technology has progressed over the past decade.

Dan Thompson of AeroInspect_NZ joined us for the afternoon to demonstrate his impressive heavy lift drone and talk about the massive benefits the drone has had in the conservation sector.

We’re hearing this more and more from landowners who have been thinking about subdividing.

It’s understandable — but waiting doesn’t necessarily mean you’ll have more certainty. The RMA replacement legislation is already progressing, and even after election day, forming a government and seeing what happens next can take time.

A huge congratulations to the Napier City Rovers your 2026 Dettol Central League Champions! 🏆

The Rovers finished the league season in style with a 6–0 win over FC Western, securing their first Central League title since 2018 and ending Wellington Olympic's five-year run at the top.
