We love how this home sits amongst the olive trees with the light filtering through the leaves. 🌿

The mix of Sugi timber (also called Japanese Cedar) and corrugated Coloursteel cladding creates a lovely contrast, while the Klima windows frame the views of the surrounding garden.

Lots of thoughtful details and a beautiful setting. One we are really proud to have been part of bringing to life. ❤️

There is a lot more to installing a window well than simply fitting it into the opening.

For this project, we are combining timber joinery by Optimal Windows and Altherm’s Centrafix joinery by Design Windows.

All windows will be glazed with Lightbridge and Performatech glass, specifically chosen to help manage overheating and keep the home comfortable through Marlborough’s warmer months.

But choosing the right windows and glass is only part of the picture. Each window is carefully installed and sealed using Pro Clima tape, creating a continuous, airtight connection with the building envelope.

Much of this detail will disappear behind the linings and cladding, but it will make a difference every day, helping create a warmer, more comfortable and energy-efficient home for our clients.

There is something special about working on a home in the Marlborough Sounds.

The setting is undeniably beautiful, but it also brings its own challenges. Wild weather, strong sun exposure and exposed site conditions require careful planning and extra thought at every stage.

We have now reached the end of the demolition phase on this renovation, giving us a clearer picture of what we are working with and also plenty of opportunities to problem-solve.

From choosing the right insulation material and thickness, to selecting the building wrap and internal linings, every decision is about finding the right balance between comfort, durability and of course our clients’ vision for their home.

We want to create a warm, comfortable home that is also robust enough to stand up to its exposed coastal setting.

For us, that means looking beyond what simply works today. It is about thoughtful decisions, quality materials and careful craftsmanship that will help this home perform well and stand the test of time.

This home will forever hold a special place in our hearts. ❤️

Because ultimately, it’s not just about the home but about the people who live here.

This beautiful homestead was rebuilt following the Kaikōura earthquake, with the original stones from the old homestead carefully reused and incorporated into the new home.

There’s something incredibly special about giving old materials a new life while carrying forward the history, memories and character of the place.

The result is a home that feels connected to its past, while creating a warm and lasting space for the people and generations who call it home.

This verandah is more than just a beautiful feature. 🌿🏡

With its generous posts and overhangs it creates a sheltered space to sit back and enjoy the views while staying protected from the sun.

But the benefits go beyond outdoor living.

Carefully considered overhangs also shade the home from unwanted summer heat, reducing overheating and helping keep the interior more comfortable.

The slats are made from cedar to complement the exterior cladding and bring a warm, natural feel to the space.

A roof designed for more than just keeping the weather out.

This home features a Nuralite warm roof on the eastern side, alongside a traditional high-pitched roof through the centre.

The combination creates a clean, considered roofline while allowing the different roof forms to work together with the overall design of the home.

A warm roof places the insulation above the roof structure, creating a continuous layer of insulation and maximising the building’s thermal performance. This helps retain warmth in winter and reduce heat gain in summer.

It also helps protect the roof structure from temperature fluctuations, supporting a more durable and resilient building envelope.

The right roof design is about more than appearance. It’s about performance, durability and comfort, so our clients can enjoy a warm, healthy home for years to come.

A well-considered design by Untitled Works, balancing practical performance with a refined, cohesive appearance.

Every offcut has value. 🌿

Instead of heading to landfill, our leftover MCA-treated timber is collected by OneFortyOne Kaituna Sawmill and used to power their kiln.

One small step that’s part of our commitment to reducing waste and building more sustainably.

When people think about comfort, they often think about heating.

But one of the biggest factors in how a home feels is something you rarely see: the way the walls, roof, floor, windows, and doors work together to keep warmth in and manage moisture.

When the building envelope is designed and built well, it helps reduce condensation and dampness, improve indoor air quality, lower energy use, and create a healthier, more comfortable home for your family.

In this Marlborough home, that is achieved by carefully selecting the materials. From Terra Lana wool insulation and Formance structural insulated panels to Pro Clima airtightness membranes and quality Koffman windows.

At Fairfield Construction, we believe the details behind the walls are just as important as the finishes you see.

Breathing new life into a classic Marlborough Sounds bach.

This project is all about carefully modernising an existing 1960s bach while respecting the character that has made it special for decades.

Working alongside Robinson Architects, we are carrying out internal alterations, and the addition of a new laundry to make the home more functional for modern living.

While the exterior will remain largely unchanged, the inside is being thoughtfully reconfigured to maximise space, improve flow, and create a warmer, more comfortable environment year-round.

It’s not about changing what makes this bach unique. it’s about making it more liveable, more practical, and ready for many more years of family memories in the Sounds.
