CASTOR BAY DECK PROJECT

With the membrane of three internal decks nearing the end of their shelf life, our client needed to act.

With some thought around the various options and how they use these outdoor spaces, it was decided rather than lifting the existing tiles to replace the membrane, they would:

REMOVE TWO DECKS
The bedroom decks were never used, so it made sense to eliminate these all together.

With the master suite, they were able to capitalise on their stunning sea view, creating a picture frame window.

REBUILD THE MAIN DECK
The lower floor deck was completely rebuilt as a detached (instead of internal which can invite moisture in) kwila deck, making the most of the living space and coastal outlook.

Keeping within the same footprint, we were able to reuse the existing glass balustrades, which was a major cost saver.

These solutions gave the client the opportunity to modernise their home by updating the design and joinery, but most importantly, it removed a high risk building element.

WHAT IS THE PURPOSE OF A MEMBRANE?
It creates a waterproof barrier that protects your home's structural timber and the building envelope from moisture damage, rotting, and leaks.

So it goes without saying, that an expired membrane becomes a high-risk financial and structural liability.

Case being - hidden water ingress can rot your structural framing long before you realise there's a problem. Water rarely drips straight down, rather it travels along joists and structural framing, so by the time you actually notice a leak or a stain on a downstairs ceiling, extensive internal damage has already been done.

Trapped moisture also creates the perfect breeding ground for toxic mold inside wall cavities.

As smart homeowners, our client planned ahead, acting well before the membrane was ever compromised.

While we had a minor hold up with consent to push through to the site foundation prep on The Farmhouse, the team used this time and the space from the recent driveway cut, to get to work building the frames.

Delays from the Council are a common hurdle to jump, so remaining flexible with a plan B for attack has to be second nature. Curbing the potential flow on effects keeps projects moving within the intended timeline and budget.

With the frames now complete, we're ready to stand them up once Council gives us the green light to move to the next stage of this new build project.

With the driveway cut complete, 'Mud Mountain' grew to epic proportions.

With the hardfill now placed and compacted as well, it's a massive job ticked off, ready for the next stage of this project, having managed to keep a step ahead of the weather.

Digger works have begun on our latest new build project - The Farmhouse.

There's a lot of dirt to move to finish carving out the driveway, which is a bit of an understatement.

But, we're making the most of this dry weather to ensure we don't miss that vital window to get this build underway before the winter rain really sets in with the mud, which would otherwise make site access very difficult and halt progress.

Needless to say we're clocking up some serious hours as digger operators this week - though we don't mind with this beautiful location.
