Five years ago, we painted the exterior of this home.

This time, we were invited back to repaint the interior.

While we were there, we couldn't help but take another look at the exterior. It's always rewarding to see how a paint system has performed over time, and it's a great reminder that good preparation and quality products really do make a difference.

Being asked back by previous clients is one of the biggest compliments we can receive. It tells us they were happy with both the workmanship and the overall experience.

When we asked Ben what he thought was the hardest part of a painting project, his answer wasn’t sanding, climbing ladders or applying paint.

It was packing everything away and leaving the site clean and tidy at the end of the day.

Every evening, our team takes the time to organise tools, remove rubbish, vacuum where needed and leave the work area as neat as possible before heading home.

Respecting our clients’ homes is part of the job. We make sure each site is left clean, safe and ready for the next day.

It’s a small part of the job that often goes unnoticed, but it’s something we’re proud of.

A small milestone for Hauraki Property Services.

This week we picked up the newest addition to our fleet - our first fully electric work van.

We have been gradually looking at ways to make the business more efficient and reduce our environmental impact, and moving towards electric vehicles is one practical step in that direction.

It also makes sense for the type of work we do, with our teams travelling across Auckland every day between homes, schools, and commercial sites.

The van will soon be wrapped in HPS branding and out on the road with the team.

A professional paint job involves much more than the tools that fit inside a tool bag.

Our van carries everything needed to prepare surfaces, protect your home, access difficult areas, and complete the work safely and efficiently.

Dust extraction, ladders, mobile scaffolding, drop sheets, lighting, vacuums, masking equipment, and specialist preparation tools all play a part in delivering a quality finish.
It's one of the reasons preparation takes up such a large part of most painting projects.

When people think about painting, they usually picture brushes, rollers, and tins of paint.

In reality, that's only a small part of what comes to site.

Our tool bags are packed with specialist equipment for preparation, repairs, masking, filling, sanding, scraping, measuring, and achieving a quality finish.

Every tool has a purpose, and using the right one at the right time helps us work efficiently while delivering a better result.

This is Part 1 of a behind-the-scenes look at some of the equipment we carry to every painting project.

Can you paint over varnished timber?

Yes — but only if it's prepared properly.

On this project, we were repainting previously varnished door frames. While varnish can look great, it creates a surface that paint struggles to stick to.

Varnish can also bleed through new paint systems if the correct preparation isn't followed.

To give the new paint the best chance of lasting, we:
- thoroughly sanded the surface
- applied a pigmented sealer
- lightly sanded again without exposing the varnish underneath
- then followed the standard painting system

The preparation takes time, but it's an important part of achieving a durable finish.

Like many painting projects, what happens underneath the final coat often determines how well the paint performs years later.

One of the questions we occasionally get asked after a paint job is:

"Why can I still smell paint?"

Most modern paints used today are water-based products with low VOCs (volatile organic compounds), which means they have very little odour compared to older paint systems.

However, there are still situations where oil-based products are the best tool for the job.

On this project, after removing the wallpaper, we applied a pigmented sealer to stabilise the surface and help prevent stains and contaminants from coming through the new paint system later.

Pigmented sealers are typically oil-based products, and they do have a stronger smell than modern water-based paints.

The good news is that the smell is temporary and serves an important purpose. Using the right product underneath helps create a more durable finish and reduces the risk of future staining or paint failure.

Most of the time, the paints we use have minimal odour. But occasionally, a project requires a specific product to achieve the best long-term result.

Removing the wallpaper is often the easiest part of the job.

Once the paper comes off, we usually discover what has been hiding underneath for years.

Older walls can be chalky, damaged, uneven, or affected by wallpaper adhesives. In many cases, the surface is not ready for paint straight away.

On this project, we:
- stripped the wallpaper
- applied a pigmented sealer to stabilise the surface
- skim coated the walls twice to achieve a smooth finish
- then completed the standard painting process

It's one of the reasons wallpaper removal often costs more than homeowners expect. The real work usually starts after the wallpaper comes off.

The extra preparation helps create a smoother finish and gives the new paint system a much better foundation.

Before we started washing this house, we were here a month earlier.

The property is surrounded by mature trees and sits in a beautiful, sheltered setting. While that creates a great environment to live in, it also means the exterior is more prone to moss, mould, and algae growth.

Before preparation could begin, we treated those areas to give the product time to do its job properly.

A month later, we returned to water blast the house and begin preparing the surfaces for painting.

Not every home requires this step, but where moss and mould are present, treating them properly before painting helps create a cleaner, more stable surface for the new paint system.

A delayed repaint can mean lost rental income and extra pressure for property managers, owners, and incoming tenants.

Because we plan work properly and have access to scalable crews, we can often complete interior repaints within tight timeframes while still keeping the quality consistent.

The goal is simple — keep the project moving, communicate clearly, and help get the property ready for the next tenants on schedule.
