Here's a look inside our recent Bayview project. We're converting a garage into proper living space, with the scope covering a new bathroom and laundry, internal stairs, full window replacement, and a structurally engineered deck.

We've made good ground this month with the cladding mostly on, the lower windows are in, all the frames are up, and the stairs are installed. The deck is finished too, with the balustrade on.

The big milestone was getting the place completely closed in. That means the family can finally get some warmth back into the house, which is exactly what you want heading into the colder months.

Boots on the ground and problems getting solved has been the story of our Parnell townhouse project so far.

The property is built into the side of a bank, with existing retaining walls we had to design around rather than remove. Once we got into it, the original foundation plan wasn’t going to work with what was already holding the site in place. Our engineer redesigned the foundations from scratch to suit the slope and the existing retaining structure.

From there, it’s been about finding the right workarounds and making sure everything ties in properly with the walls that are staying put. On a sloping site like this, it’s the only way to build something that lasts.

A great example of what we do best: reading a site as it really is, thinking on our feet, and finding the solutions that keep the project moving forward.

We're back on site at the Parnell townhouses and things are moving along nicely. The strip off is finished and the foundations are in, so now we're getting stuck into framing.

One of the units is getting an extended footprint through the kitchen, hall, dining and bedroom 1, so the main job from here is getting those frames up.

Communication is critical on any project, and at our recent Sunnynook project, that meant weekly on-site meetings, regular phone calls and email communication throughout.

Clients want and need to be kept informed, and we make sure that happens at every stage. Knowing where things are at, what's coming next and why decisions are being made takes the stress out of the process.

It's a simple thing, but it's one of the biggest reasons our clients enjoy the process.

Our Sunnynook project is officially all wrapped up!

This has been a really cool project to follow, involving a full reclad of this 200sqm home alongside Reveal Building Consultants.

Bringing the home back toward a more traditional Kiwi aesthetic, the project features classic weatherboard cladding paired with corrugated roofing iron to give the home a timeless feel.

A great result and an awesome transformation to look back on.

With renovations, you never fully know what you’re working with until the job gets underway.

Sometimes that means uncovering issues that weren’t visible at the start, whether it’s damaged timber, something behind a wall, or parts of the build needing a different approach than first expected.

When that happens, our first step is sitting down with the client and talking it through. What’s happened, what the options are, and what makes the most sense moving forward.
