The Government has signalled that lower-seismic regions may be treated differently under the proposed new Earthquake Prone Building (EPB) framework.

For commercial property owners in Auckland and Northland, that could mean greater flexibility and fewer costly compliance obligations. But it doesn’t necessarily mean getting ‘off the hook’ entirely.

New Zealand's housing market downturn is now in its fifth year. House prices peaked in late 2021, and halfway through 2026, national values remain well below those highs.

A great morning at the Prendos office today, welcoming eight students from the University of Auckland - Waipapa Taumata Rau's Department of Property for a mentoring session with Valuations Director, Matt Edginton, and Building Surveying Director, Mike Woods.

After hearing about Prendos' history and our role in helping establish the Building Surveying profession in New Zealand, the students got an overview of some real-life projects, before enjoying an office tour and connecting with some recent graduates to hear firsthand about career pathways beyond university.

A cheap LTMP can end up costing a Body Corporate far more than it saves.

When maintenance plans are built on assumptions, unrealistic cost forecasts or generic templates, it can lead to unexpected costs, special levies and poor decision-making.

On the other hand, a good LTMP should help owners understand their building, plan future costs and avoid unnecessary surprises. And in doing so, it will often be worth many times what a Body Corporate pays for it.

For many property owners, seismic compliance has meant navigating complex assessments and costly upgrades, sometimes with little obvious connection to real-life safety outcomes.

The Government's proposed Earthquake-Prone Building (EPB) reforms aim to change that.

But while the proposed changes may reduce the regulatory burden for some owners, Prendos Director and Chartered Structural Engineer Cathy Thomas believes expectations from insurers, lenders and tenants are unlikely to disappear.

It’s one thing to learn the principles of property valuation in a lecture - it’s another to see how those principles are applied by someone with years of industry experience, using live residential valuations as case studies.

That was the focus of a workshop our Valuations Director, Matt Edginton, delivered to Auckland University valuation students on Saturday, helping them bridge the gap between academic learning and professional practice.

Matt walked students through each stage of the process – from collecting property data on site, to researching comparable sales and rentals, applying valuation methodologies using market evidence, and preparing valuation reports that meet International Valuation Standards (IVS).

Supporting the next generation of property professionals is something we're proud to be part of. Thank you to the University of Auckland - Waipapa Taumata Rau Department of Property for inviting Matt to be part of this initiative.
