If your home was built between the mid-1990s and early 2000s, it pays to understand how it was designed and constructed.

Some homes from this period—particularly those with direct-fixed monolithic plaster cladding—can have a higher risk of hidden weathertightness issues. That does not mean every home has a problem, but factors such as limited eaves, complex rooflines, balconies and missing drainage cavities can increase the risk.

The good news is that you do not have to navigate it alone. We can help manage the full journey—from reviewing the property and assessing feasibility through to plans, consent and the completed build—so a potentially daunting project becomes a clear, manageable one.

Want to better understand where your home stands? Let’s talk.

A reclad is not simply a matter of removing old cladding and replacing it with something new. Before any building work starts, the home needs to be properly assessed so the design, consent requirements and likely costs are understood as early as possible.

That upfront work is what helps uncover weathertightness issues, define the real scope and reduce the risk of costly surprises once the walls are opened.

At Stable Group, we plan the full journey before the build begins — from the first assessment through to consent, construction and final sign-off.

Homes have a way of telling you when something isn’t quite right — if you know what to look for.

For plaster and monolithic homes, early warning signs can include cracks wider than the edge of a credit card around windows or corners, persistent musty smells indoors, brown staining, or paint that continues to peel despite being repainted.

One sign on its own doesn’t always indicate a problem, but when several appear together, it’s worth investigating—particularly if your home was built between 1994 and 2004.

If you’ve noticed any of these signs, we can help arrange a professional weathertightness assessment and guide you through the next steps with practical, honest advice.

Recladding is one of the biggest calls a homeowner can make — and one of the most consent-heavy renovations there is.

Because it affects weathertightness, it needs building consent, the right design, and a realistic budget before any cladding comes off.

That’s where a plan beats hope every time. We start with a feasibility check, get your concept plans and detailed costing sorted, then handle the consent — so you go in knowing the scope, the cost and the timeline.

Thinking about a reclad? Let’s talk it through before you commit.

Not every project is the same — and not everyone needs the same level of support. That’s why we offer three ways to work with us.

Plans only: our in-house team draws your concept plans in Revit, ready to take to your next step.

Plans + consent: we handle the drawings and lodge the consent application with council on your behalf.

Or the full package — plans, consent, and complete project management, where we run the build from start to finish.

Whatever stage you’re at, there’s a path that fits.

If you're planning a new build, renovation, or extension in Auckland, the quality of your plans matters more than most people
realise.

At Stable Group, our designers draw your plans in-house using Revit — industry-standard software that produces
precise, coordinated, consent-ready drawings from the start.

That means less back-and-forth with council, fewer surprises
during the build, and a smoother path from idea to approval.

We've designed homes across Auckland, and every plan we produce is built around what council needs and what a builder can actually work with.

One of our clients put it simply: “We sorted our consents over winter. By September, we were already three weeks into the build.”

That’s what getting ahead of the process looks like. Auckland’s consent timeline averages 20 or more working days — and that’s just one step. When you factor in design, contractor appointments, and procurement, the difference between starting in May and starting in September is significant.

Stable Group manages all of it. We handle the consents, coordinate the subcontractors, and keep the project on track from first conversation through to handover.

Most Auckland homeowners wait until spring to start thinking about a renovation or new build — by which point contractors are already booked out.

At Stable Group, we work with homeowners who want to get ahead of the process.

Winter is the right time to lock in your design, lodge your building consent, and get your project manager in place. The consent process alone can take 20 or more working days. Starting now means you're ready to build when the weather turns — not still waiting for council sign-off.

If you've been thinking about a renovation or new build, now is the right time to have a planning conversation.
