THE BEAUTY OF DESIGN & BUILD

One morning last week was a great example of what Design & Build is really about.
Our clients walked through their home on site with the electrician, plumber, air conditioning team and landscaper — looking at where things will actually go, how they will work and whether any changes would make the home work better for them.
There’s a big difference between reviewing something on a plan and standing in the actual space.
Once you can see the room around you, it becomes much easier to visualise where a power point should sit, how services will work, where landscaping will connect with the home, or whether something could be positioned differently.
Having these conversations on site gives our clients the opportunity to carefully consider the details before everything is finished — helping make sure the home works the way they need it to and potentially avoiding expensive changes later.
That’s part of the beauty of a bespoke Design & Build journey. It’s not simply designing a home and then building it. It’s continuing to consider, refine and make informed decisions as the home comes to life.

A MIX OF MATERIALS, WORKING TOGETHER

This Riverhead home is a great example of how different exterior cladding materials can work together — combining San Selmo brick from Brickworks, Weathertex Weathergroove and long-run Trimrib metal cladding.
The mix of brick, timber-look texture and metal creates contrast and character while giving the home its own distinctive architectural look.

ONE NEW HOME. A REMARKABLE JOURNEY ABOUT TO BEGIN. 🏡
One of our clients has recently reached a pretty special milestone — signing the building contract for their new home.
For this project, the existing house will be removed to make way for a completely new home, designed around the site, our clients’ lifestyle and what they want from their future home.
Behind the render has already been plenty of thought, planning, conversations and decisions. Reaching contract stage is when all of that starts to feel very real.
For us, it’s about celebrating with our clients as the home they’ve been planning moves another significant step closer to becoming a reality.
An existing site beginning a new chapter, and a remarkable building journey we’re very much looking forward to being part of.

A visit to TrueScale Studio today gave us a different way to experience a floor plan — at full size.
Seeing your plan on paper is one thing. Being able to walk through it at 1:1 scale gives you a much better sense of room sizes, circulation and how the spaces connect.
The movable furniture was particularly useful. Tables, sofas, beds and other pieces can be rolled into position, helping you visualise how the rooms might actually work once furnished.
For anyone designing a new home, it’s an interesting way to experience a floor plan before it becomes a physical space — helping you make more confident decisions early and potentially avoid costly changes later.

WHY WE DID IT THIS WAY❓ | WINDOWS WITH A PURPOSE
We’re pretty excited about this special build taking shape in Milldale. It’s going to look sharp on the street — but right now, with the framing up, you can already see some of the smaller details that were carefully considered during the design stage.
On an urban site, privacy matters. But so does taking every opportunity to capture sunlight, outlook and a sense of space.
In the kitchen, a long, narrow landscape window faces towards the neighbouring property. Rather than opening the kitchen directly to the neighbour, its proportions help maintain privacy while still creating an outlook from the benchtop. Imagine some considered planting outside and, over time, it becomes a living picture frame while you cook.
Then, where the orientation and outlook allow, we’ve done the opposite — a large window opens the home up to natural light and the view beyond.
Different windows. Different purposes. Both considered from the very beginning.
We’ll show you how these details come together as this Milldale home takes shape.

We built this award-winning duplex in 2024, designed to maximise the potential of a subdivided Auckland site where the original garage once stood.
Each home has open-plan kitchen, dining and living on the ground floor, connecting to a deck, with three generous bedrooms upstairs.
It’s a great example of how thoughtful multi-unit design can make clever use of a site — but can you guess the size of each home?

A KITCHEN WITH A STORY ALREADY BUILT IN
This Huapai kitchen started with something a little different — a much-loved piece of French country-style furniture the homeowners had kept for years, knowing that one day it would have a place in their new home.
When they began designing their Maddren home, they asked whether it could become the kitchen island.
Rather than trying to fit the piece into a finished kitchen, the kitchen was designed around it.
Working closely with the homeowners, Fluid Interiors created a warm, character-filled space where soft colour, timber and brass details complement the original piece rather than compete with it. Open shelving also gives the homeowners somewhere to display treasures collected from India, Argentina and New Zealand.
Behind the kitchen, a practical scullery keeps the main open-plan living space calm and uncluttered, while related cabinetry finishes continue through the laundry and hallway.
It’s a lovely example of what bespoke Design & Build can mean. Sometimes the best place to start isn’t with what’s new, but with something you already love.
