Quick one: "builder" and "Licensed Building Practitioner" (LBP) aren't the same thing.

An LBP has been assessed on the Building Act, the Building Code, and what's actually required to do work legally and safely. A builder without that licence might be great at building to a set of plans, but not necessarily clear on when a job needs an architect, an engineer, or a building consent in the first place.

Before you commit to anyone, it's worth checking the LBP register to confirm their licence is current and covers the right category of work.

The Huia stands out the moment you see it – a single-pitch roofline at an angle, giving it a distinctive 1970s-style character you won't find on a standard build.

It's not just a look, either. This design solves a real problem: height-restricted sites. Instead of digging down to meet height limits, the Huia sits on piles and follows the shape of the land instead. Three bedrooms, a dedicated media room, and a double carport.

To keep Matt + Tracey's project within budget, we removed a garage from the original design and repositioned car parking – a small change that made a real difference to affordability, without compromising the layout. Because the new design stayed close to the original, we were also able to reuse the existing engineering, saving further time and cost.

The dwelling is tenanted now, and the numbers speak for themselves: the property's capital value increased on completion, and the rental yield sits at around 8.5% – well above the Auckland average.

The Hihi is proof a small footprint doesn't have to feel small. At 25m², this compact sleepout has a genuinely spacious bedroom, a half walk-in wardrobe, and a full bathroom – separate from the main house, with no kitchen facilities.

Ideal for a family member needing their own space, a home office, or anywhere on the property that could use an independent living space of its own.

Matt + Tracey had a rental property in Whangaparāoa with unused land at the back – and an obvious opportunity for a second dwelling. But the site wasn't straightforward: a previous consent had lapsed, Watercare's wastewater rules for the area had been tightening, and the section itself was steep and sloping.

Rather than starting again from scratch, we reworked the existing design – drawing on our council and architect relationships to understand what would get approved, without triggering a fresh resource consent process.

The Korimako was built to handle a sloping section without compromise – elevated on piles where the site called for it, opening up panoramic views and a deck that makes the most of the outlook. This one's up and finished in Waihi, combining Hardie's Axon Panel with cedar accents for a textured, contemporary look.

There's a quieter feature too: a water detention system hidden beneath the slab, capturing roof water and releasing it gradually – easing pressure on stormwater during heavy rain without changing how the home looks.

If you've never heard of "contract works insurance," you're not alone – it rarely comes up until it's already a clause in your contract.

Here's the short version: public liability insurance is your builder's cover, for if they cause damage to your property. Contract works insurance covers the build itself – materials, fire, storm, theft – while the work's underway. For a renovation, arranging that cover is often down to you, not your builder. Worth five minutes with your insurer before work starts.

Meet the Kererū – a three-bedroom home we built on a long, narrow site in Waihi. Rather than fighting that shape, the design leans into it: open-plan kitchen and living, a covered deck tied into the main living area, and a walk-in scullery that keeps small appliances off the bench.

This one was finished in brick and board and batten for a cottage feel – but like all our plans, it's a starting point. Change the materials, tweak the layout, make it yours.
