Finish Friday | 627 Great South Road - Waterproofing Works
Another successful project completed by our Waterproofing Team! ✅

To address ongoing water ingress issues, our Waterproofing Team carried out remedial works to an existing internal roof gutter. The scope included thorough cleaning and preparation of the substrate, removal of failed coatings and previous repairs, and the application of a fully reinforced liquid waterproofing membrane system across the entire gutter.

With all surface preparation, priming, quality assurance inspections, and final clean-down completed, the upgraded system is now providing improved weather protection and long-term performance for the building.

A big thank you to our Waterproofing Team for their expertise, attention to detail, and commitment to delivering another high-quality result. Your hard work continues to protect and extend the life of our clients' assets.

Happy Friday from all of us at APS!

Maintenance Monday: How Safe Is Your Work Site?
🚧 👉 If a member of the public walked past your site today, would they feel safe?

When people see a work site, they should immediately know where it's safe to walk, what hazards to avoid, and who is in control of the area.
Whether it's maintenance, landscaping, repairs, or construction work, public safety should always be a top priority.

A safe site isn't just about compliance it's about creating an environment where workers, visitors, tenants, and members of the public can move around confidently without unnecessary risk.

Key safety measures every site should have in place include:
• Clear and visible signage warning of potential hazards
• Safety cones and barriers to separate work areas from pedestrian access
• Secure fencing around restricted zones
• Clearly marked walkways and safe access routes
• Adequate lighting for early morning or late afternoon work
• Regular site inspections to identify and address risks promptly
• Clear communication with clients, tenants, visitors, and contractors

The best sites don't wait for an incident to happen. They proactively identify risks, maintain strong safety controls, and ensure everyone on and around the site is protected.

At APS, Health and Safety is at the heart of everything we do. Every project, no matter the size, is planned and managed with safety as a key priority, from the placement of cones and barriers to clear signage, site security, and ongoing risk assessments.

Our goal is simple: to deliver quality property maintenance services while ensuring the safety of our team, our clients, and the wider public at all times.
Because a successful project isn't just measured by the quality of the work completed, it's measured by everyone getting home safely at the end of the day.

Maintenance Monday: Don't Let a Small Leak Turn Into a Big Repair Bill!
A leaking toilet might seem like a small issue, until the damage starts showing up in your ceilings, walls, and floors.
This week's reminder is simple: check your toilets regularly.

A small leak can go unnoticed for months, causing significant water damage and expensive repairs.
✅ Check around the base for signs of moisture
✅ Inspect cistern fittings and seals
✅ Listen for constantly running water
✅ Fix drips and leaks as soon as they appear
✅ Schedule regular maintenance checks

The photo below shows the result of a hidden toilet leak that led to extensive ceiling damage and a major refurbishment. Preventative maintenance would have saved both time and money.

💡 A few minutes of maintenance today can prevent thousands of dollars in repairs tomorrow.

Maintenance Monday: Electrical issues - Small Faults, Big Risks
Did you know that loose wiring, faulty switches, and recurring fuse failures are among the most common electrical issues found in commercial buildings? Left unchecked, these seemingly small problems can lead to safety risks, equipment damage, costly downtime, and even electrical fires.

Keep an eye out for:
✔️ Flickering lights
✔️ Warm or discoloured switches and outlets
✔️ Circuit breakers that frequently trip
✔️ Buzzing sounds from electrical fittings
✔️ Unexpected power outages

At APS, we work with qualified electricians to identify and rectify electrical faults quickly and safely, helping commercial property owners and body corporates maintain reliable, compliant, and efficient buildings.

Electrical services are also an important part of our refurbishment and renovation projects, ensuring upgrades, fit-outs, and building improvements are completed to current standards and integrated seamlessly with existing systems.

Don't wait for a small fault to become a major disruption. Regular inspections and proactive maintenance can save time, money, and headaches down the track.

📞 If you own a commercial property or are part of a body corporate, contact APS to discuss your maintenance, refurbishment, or renovation requirements.

Maintenance Monday: Your Biggest Slip Risk Might Be Right Outside
With winter weather bringing more rain, moisture, and slippery conditions, entrances, walkways, and external stairs can quickly become high-risk areas for staff, tenants, and visitors.

A proactive maintenance check can make a big difference:
✅ Inspect walkways and stairs for worn or slippery surfaces
✅ Clear moss, algae, leaves, and debris regularly
✅ Check drainage to prevent water pooling
✅ Repair damaged handrails, steps, and surface defects
✅ Consider anti-slip treatments or coatings in high-traffic areas

Small maintenance actions today can help prevent injuries, reduce liability, and create a safer environment for everyone using your property this winter.

Safety isn't just about what happens inside a building, it's about every step people take to get there.
