ST HELIERS | $10M RENOVATION
The practice doesn’t usually take on many alteration projects, but when an $8 million property comes up with arguably the best views of Rangitoto in Auckland, it’s hard to say no.
The original house was designed by renowned architects Sumich Chaplin (who we greatly admire) in the late 1990s. Over its 30-year lifespan, it has undergone several renovations and re-clads. However, a detailed inspection revealed significant water ingress into the framing, and the project quickly evolved from a simple reclad into a full-scale alteration.
With a fully concrete basement already in place, we chose to retain the existing platform, minimising earthworks and foundation costs.
The top two levels were completely redesigned while working within a similar footprint to the original plan. The new layout introduces a more open-plan kitchen, dining, and living space, along with an expanded master suite better aligned with contemporary living. Structural posts facing the water were also removed to fully open the interior spaces to the view.
This project involved a complete design package — from the initial site investigation and walkover through to concept design, developed design, consenting, and full interior and exterior landscape design.
Construction begins today. Looking forward to sharing the progress.
