JANE EDEN is AEMSEN’s concept for the redevelopment of a number of buildings and their courtyards on Heer Vrankestraat in Rotterdam into a future-proof, sustainable and collective housing project.

JANE EDEN has been developed as a green and modular complex and constructed with prefabricated wooden modules. The 98 modules vary in size and can be connected differently to form 49 city apartments or up to 33 larger apartments. The factory-built CLT modules are stackable and switchable without additional auxiliary construction. This dry construction method with biobased materials and gasless apartments results in an ecological residential complex.

In addition to greenery and biodiversity, the collective green courtyard with ascending plateaus also facilitates interaction between the residents. These common green outdoor spaces are accessible to all residents of the complex.

Work in progress. AEMSEN's project JANE EDEN, an initiative for the redevelopment of a Rotterdam obsolete inner area into a future-proof, sustainable and collective housing project. The new building is completely constructed from prefabricated CLT modules and the age-old typology of the green court is given a new dimension in this proposal by the ascending and accessible plateaus. Commissioned by Kikx Development and Westpoint Beheer.

The complex is designed as a hybrid and largely modular wooden structure with a great attention for planting and biodiversity in the facades and roofs. The 36,000 m2 program consists of 400 hotel rooms and 10,000 m2 of divers programs such as congress, meeting, training, hospitality, services and wellness facilities.

BARBIZON is a green and modular residential complex, built with prefabricated wooden modules. The 112 apartments in 16 different housing types vary in size from 45 m2 to 120 m2. The factory-built CLT modules are stackable and switchable without additional auxiliary construction. This dry construction method with biobased materials and gas-free apartments provides an attractive ecological residential complex.

By modular design and building with prefabricated CLT modules, the balance between city and nature can be brought back. Energy-neutral, modular and circular construction with wood really has the future. It is lighter than traditional construction, it has good insulating properties and it provides much less nitrogen emissions. It makes sustainability and circularity accessible to everyone.
