Power(house) meets Powerwall by Studio RAP | Architects of Bespoke Ceramics – this is Switchstation Beverwijk!

The area around Beverwijk’s Bazaar is set to transform from a district defined by technical infrastructure and large-scale commerce into a lively new neighborhood. To meet its growing electricity demand, TenneT Netherlands commissioned us to design a new 150 kV switchstation beside the Bazaar.

Switchstations may not be public buildings, but they do have a public presence. That’s why we approached Switchstation Beverwijk as industrial heritage of the future, with every element intended to soften its technical character, break down its scale, and create an architectural presence that invites a second look.

Whether through the moving shadows of the sculptural metal lamellas wrapping around the building, or through Powerwall by Studio RAP - a mesmerizing ceramic artwork composed of 322 indivually 3-D printed ceramic tiles Studio RAP turned the invisible electromagnetic forces inside the building into vibrant turquoise tiles with flowing lines and spirals - allowing the switchstation to quite literally ‘wear’ its function on its facade.

Part hotel, part hideaway, part neighborhood bar - this is Céline & Lolo!

In Nairobi’s Lavington neighborhood, we have transformed a 1970s brutalist villa into a 24-room boutique hotel that captures the feeling of returning to a house from a past holiday.

Originally designed in 1976 by Norwegian architect Karl Henrik Nøstvik, the villa’s split levels, deep canopies, terraces, timber elements, and strong connection to the outdoors are integrated into the new design.

The existing structure has been reorganized from 9 bedrooms with very large bathrooms into 18 ensuite rooms, with six additional guest rooms added in the garden. Throughout the hotel, sunlit interiors bring together the ease of a coastal vacation, Mediterranean references, Kenyan artisanal touches, 1960s and 1970s influences, and locally made furniture.

With its outdoor pool, lush garden setting, restaurant, and indoor and outdoor bars, Céline & Lolo creates a new kind of hangout in the predominantly residential neighborhood of Lavington: fresh in energy, relaxed in atmosphere, and welcoming to both guests and locals.

A shared vision for future of the Sechzgerstadion!

Together with TSV München von 1860 e.V., the Stadionkommission and in consultation with the Landeshauptstadt München, we have completed a feasibility study exploring how Munich's iconic 1860 stadium could evolve.

The study looks closely at how the stadium can remain rooted in its 120-year history while adding capacity through expanded stands, improving circulation, upgrading fan facilities and bringing new public-facing uses to Grünwalder Straße to strengthen its connection to Giesing beyond matchdays.

More than a stadium, the Sechzgerstadion is a place of memory, belonging and identity. This study is a step toward imagining how it could continue to serve TSV 1860 München, its supporters, Giesing and Munich in the years ahead.

Construction has started on Sluisbuurt 1B in Amsterdam!

We collaborated with .eu on Sluisbuurt 1B, a mixed-use residential building in Amsterdam's new Sluisbuurt neighborhood on Zeeburgereiland.

Conceived as a “stacked neighborhood,” the project brings together 228 apartments, of which 80% are dedicated to social housing, alongside a community center, work units, retail, shared amenities, and public spaces. Three residential volumes rise above an active double-height plinth, with brick color, façade rhythm, and detailing giving each part its own character.

Above the plinth, residential clusters support different ways of living. Family homes are located near the courtyard and outdoor play areas, homes for older residents are placed along generous galleries and a shared living room, and apartments for young professionals and single-person households connect to the collective roof garden and shared indoor spaces.

Shared spaces are placed along the building's natural routes, creating easy points of contact close to home while preserving space for rest and retreat.

Together, these residential and public spaces allow Sluisbuurt 1B to offer more than affordable housing: they support a community that can grow alongside the new neighborhood.

From industrial harbor to residential waterfront: this is KAAP!

, and delivered KAAP: five freestanding residential buildings with 70 apartments, ground-floor commercial spaces, and a circular hospitality pavilion. Commissioned by and , KAAP brings housing and hospitality into a green setting with new routes, planting, and places to unwind along the IJ.

The ensemble shares a robust material character rooted in the site’s industrial past, while each building has its own identity.

 designed Coast and Verde with glass, black steel, flexible layouts, and generous outdoor spaces, drawing on the idea of the modern harbor loft. 
 
designed Horn and York with white concrete bases, sculptural corten-steel tops, broad lower apartments facing the IJ, and sheltered loggias higher up. 
 
designed Blanc, with yellow-pigmented concrete, perforated panels, and flared balconies, as well as the circular KAAP pavilion, built with 92% recycled or bio-based materials.

Not a flat ceiling in sight!

Great progress on the assembly of KJ Den Haag's double-curved timber ceiling, inspired by the city’s coastal dune landscape. Due to the ceiling curving in multiple directions, turning it into a buildable system required a project-specific design logic. The surface was mapped like topography, with isolines projected across it to make the geometry readable at full scale.

KJ Den Haag will become a new gateway to The Hague, introducing a new entrance hall for the central station, with two residential towers above, linked by a ‘green valley’ between them. On ground level, the square will include landscaping by .la, a new restaurant pavilion, and a more fluid connection to Koekamp Park.
