On Saturday, as the world marked the International Day of Education, a moment from last year came back to mind.

Our team at OFC Surveyors and City Managers spent two days with LASU Architecture students in Epe, not just in a classroom, but on site.

We moved beyond drawings and theory.
We set up the theodolites in order to connect the Ancient and Modern operations
Worked with Total Stations.
Measured the land.
Observed the terrain.

And explained why accuracy on the ground matters long before any structure rises.

What stood out wasn’t just the equipment.

It was the questions.
The curiosity.
The moment when theory finally made sense because it met practice.

That experience reminded us that education is the foundation of progress.

When professionals share real-world knowledge, we do more than teach skills.
We build confidence.
We shape careers.
We help shape the future of surveying and construction in Nigeria 🇳🇬 and across Africa.

Even after the day has passed, the responsibility remains.

1. We were engaged to verify the safety of Buying a Property in Ogun state. Earlier today we were there to inspect the property documents and vet the location and check the authenticity of owner’s intention.

The property was already agreed for N32Million knowing the value was worth more… on our way back, we decided to check the satellite imagery of the location and realized the closeness of and that was it.

How Much can you pay for services like this?

2. Yesterday around 11:30pm , we branched at a site in Lekki to check if the Coordinate on the Survey is true and tallies with the true location of site.
Atimes, Some survey plans are deliberately or mistakenly put this way to mislead buyers.
Today the results are out

3. An old diaspora friend to Mayor-Olabiyitan Olusegun our MD called that he was made to pay an unjust money and after narrating the whole story, he said “Many years ago when you did a Bill of Quantities for my project and it was about 70Million Naira, I ran away. I was inexperienced and thought it was on the highside. Now I know better that I can do thesame project in phases, rather than run away from a trusted individual like you. Now help me resolve this scalm.

Firstly, his new project was done without a survey plan, No Architectural drawings, No structural drawings, no documentation.

Luckily for him, he has between now and December 31st to perfect all that under Lagos State Amnesty.

Painfully, he was already scammed.

4. We have a client in the UK who has appointed OFC Surveyors to handle the transnation of buying a property for real estate Development.
Luckily for them, they are covered with us. We are only left with Documentation before financials.

These are Four (4) key activities today among many other activities in other departments.

Understanding the and Why Surveying Matters

As of late 2025, approximately 70% of properties in Lagos are unregistered, while about 94% lack a valid title.

A recent government report also indicated that building approvals were issued for fewer than 25% of properties in Lagos.

Lagos is Nigeria and Africa’s most populous but with the smallest in Nigeria.

If the City is well planned and there are foundational controls of development , there wouldn’t be need for Amnesty today.

Whatever the case may be, it is advisable for individuals of the public to take advantage of this opportunity

The Lagos State Government has reintroduced its Amnesty Programme for property owners with existing buildings without planning permits, running from November 1st to December 31st, 2025.

This initiative allows owners to regularize their properties paying the usual . It is a major step toward safer, more compliant, and well-planned urban development.

But what role does surveying play in all this?
Before a planning permit can be approved, an accurate survey plan is essential. It defines the true position, boundary, and size of your land, ensuring your property aligns with planning standards and legal boundaries.

: Our Surulere Lagos Project

In the heart of Surulere, Lagos, a recent project executed by OFC Surveyors and City Managers has set a reminder on the way surveying services and work scopes are mixed-up by some of our very good client and how we were able to manage the situation.

🚀 The project began with a Response to Request for Proposal (RFP) for an engineering survey, where the consultants specifically requested “a survey that and can use to start work.”

🤔 But things took an interesting turn! The client suddenly mentioned he was expecting the registration of the land to be inclusive, and we quickly clarified the difference between an As-built Survey and a Cadastral Survey (Registration Survey). These are two different scopes which have two different costs.

: Good morning Sir, You just asked for a registered copy. That sounds like you are considering a Cadastral Survey. This is a chat and your question will be best answered via a call and not a chat. There are several types of land surveying projects and they require different works with different deliverables

: That makes sense. Thank you for this clarification. Lets proceed to Asbuilt Surveying and immediately after, we can commence the registration (Cadastral Survey)
