Why does your construction project need a setting out survey? Let me break it down.

Your architect drew the building on paper. Your engineer designed the foundations on a computer. Setting out is the process that transfers every single one of those design coordinates from the drawing into physical reference points on the actual ground.

Column positions. Foundation edges. Grid lines. Setback distances. Every element of your structure gets physically marked on site by a surveyor before a single block is laid or a single cubic metre of concrete is poured.

Skip this step and your contractor is guessing. And when a contractor guesses on a construction site, the building that goes up is not the building that was designed. #
Wrong position. Wrong alignment. Wrong setback from the boundary. All avoidable. All expensive to fix after the fact.

Setting out is not optional. It is the step that makes everything else accurate.

Every surveyor has a preference. Coordinates or CAD for stakeout?

The coordinates camp will tell you it is cleaner, faster, and less room for error when your point list is properly prepared. The CAD camp will tell you nothing beats seeing the full design drawing in your field controller and picking points directly from the geometry.

Both are right. The best surveyors know when each approach fits the job.

Client FAQ: questions we get asked before every project

Every new client conversation tends to circle around the same handful of questions, so here are honest answers to the ones we hear most often.

How long does a survey actually take?
It depends on the service and site size, a straightforward cadastral survey on a standard plot can be completed in a day or two, while larger topographic, control extension, or Scan-to-BIM projects can run from several days to a few weeks depending on scope and site conditions.

Do I need to be present during the survey?
Not for most of the fieldwork itself, but we do recommend being available at the start to confirm boundaries, access points, and any site-specific concerns, and again at handover to walk through the deliverable together.

What do I actually receive at the end?
This depends on the service, a signed survey plan and coordinate schedule for cadastral and control work, contour maps and DTMs for topographic surveys, or a processed BIM model for Scan-to-BIM projects. We always clarify deliverable format before starting, not after.

Can you work on an already-developed site?
Yes, this is common for renovation, retrofit, and dispute resolution work, where an accurate as-built survey often reveals discrepancies from the original design or title documents.

What happens if a boundary dispute comes up during the survey?
We document what we find objectively and reference it against existing title and control data. We don’t take sides in a dispute, our role is to provide accurate, defensible data that helps resolve it.

Do you provide services outside Lagos and Ogun State?
Yes, we take on projects across Nigeria depending on scope and site accessibility.

Every rainy season, the same conversation comes back around Lagos. Roads flood, estates flood, and everyone points fingers, government, contractors, the weather. The coastal highway has taken most of the recent blame, with some residents saying areas near it never flooded before construction started. That one is genuinely contested, even the Federal Government disputes it, pointing instead to unimplemented drainage plans and blocked canals.

But here's what doesn't get talked about enough. Most estates in Lagos are built the same way. Clear the land, sandfill it, start building, no topographic survey done first to understand how water naturally moves across that land. Add to that almost no developers commission a drainage delineation survey, the study that determines how to properly channel stormwater out of a site before anything is built.

Then you've got canals blocked with refuse and construction waste, and buildings going up on wetlands that used to absorb excess water naturally.

Climate change is real and rainfall is getting heavier, no argument there. But it's exposing planning failures that were already there, not creating them from scratch. An estate built with proper survey data handles heavy rain very differently from one that just cleared and built.

Before the vessel leaves the jetty at the Ministry of Blue Economy, Victoria Island, the real work has already begun.

Focamark Geospatial setting up the multibeam echosounder system for a bathymetric survey departure. Transducer mounted and aligned. Motion reference unit calibrated. Sound velocity profile acquired for the water column conditions on the day. Full system check completed before a single metre of survey line is run.

This is the part nobody photographs but everyone depends on. The setup that determines whether the data coming back from the water is accurate, clean, and defensible, or expensive to fix in post-processing.
