Look closely at a building and it can tell you a lot about what is happening beneath the surface.
Some problems can be reduced or caught early with proper construction, inspection and maintenance:
🔹 Blocked gutters — Keep roof drainage channels clear and inspect them regularly, especially during the rainy season.
🔹 Hairline/external wall cracks — Monitor cracks and have unusual or persistent cracking properly assessed rather than repeatedly filling and painting over it.
🔹 Peeling paint — Use appropriate surface preparation and investigate moisture problems before applying a new coating.
🔹 Cracked window frames — Ensure openings and frames are properly installed and investigate movement or cracking around them rather than masking the problem.
🔹 Damp/mould stains — Control the source of moisture through proper waterproofing, drainage, roof maintenance and leak repairs.
🔹 Exposed reinforcement — Prevent water from reaching reinforcement through proper concrete cover and good workmanship; exposed steel should be professionally assessed and repaired.
🔹 Foundation cracks — Don't assume every crack is harmless. Investigate the cause and address any underlying structural, settlement or water-related issue.
🔹 Water pooling around the building — Provide adequate drainage and maintain the surrounding ground so water does not remain against the building.
🔹 Uneven ground levels — Plan site levels and drainage properly from the beginning rather than allowing water to collect around the structure.
The earlier a building problem is noticed, the easier it can be to investigate and address properly.
