4 rules for leak-resistant metal roof pe*******ons

Every roof pe*******on creates a potential weak point.
For standing seam roofing, four principles make the biggest difference:

1. Keep pe*******ons out of major water paths
Avoid valleys, gutters and areas where runoff concentrates whenever possible.

2. Raise and redirect water
Use formed curbs, boots or flashings that divert water around the pe*******on.

3. Allow the roof to move
Metal roofs expand and contract. Pe*******on details must not lock the panel in a way that creates stress or tears the waterproofing.

4. Treat sealant as secondary protection
The flashing geometry should do the main waterproofing work. Sealant supports the detail — it should not be the detail.

A well-designed pe*******on can remain serviceable for years. A poorly planned one can become the first place a roof starts leaking.

A pe*******on should be detailed as part of the roofing system — not patched afterwards.

For unavoidable pe*******ons through a metal roof, the waterproofing strategy should rely on the geometry of the detail first, with sealant acting as a secondary line of defence.

Good practice generally means:

raising the pe*******on above the main water path where possible
using a properly formed curb, base flashing or compatible pipe boot
directing water around the pe*******on rather than allowing it to pond against it
avoiding interference with standing seams wherever possible
allowing for thermal movement of the roof sheet
supporting pipes or frames independently so movement does not stress the roof pe*******on
using compatible sealants and flashings appropriate to the roofing material

Metal roof pe*******ons are sometimes unavoidable. Water ingress is not.

Roof pe*******ons can come from vent pipes, service pipes, support posts, equipment frames and other building services.

On a standing seam roof, every pe*******on interrupts the natural water-shedding surface — so the detailing around it becomes critical.

The objective is not simply to “seal the hole”.

A proper pe*******on detail must consider:

water flow around the opening
position relative to seams and drainage paths
movement of the metal roof
support of the penetrating element
long-term maintainability

Why does the steel specification matter after the building is completed?

A new roof or façade can look good on handover day. The real test is how the material performs after years of exposure.

For this project, that matters because the façade is deliberately expressed through several colours — Gull Grey, Aquamarine and Cold Blue, together with the contrasting Sulphur Yellow fascia.

When multiple colours form part of the building architecture, material durability is not only about preventing corrosion. Colour retention and surface condition become part of the building’s long-term visual performance.

COLORBOND® steel also incorporates CLEAN Technology, developed to reduce dirt bonding to the surface so normal rainfall can help wash away dirt accumulation.

For industrial buildings, this is why material selection should not be judged only by the initial RM/m².

Not every metal profile should be selected the same way.

For industrial roofing and cladding, profile selection should start with the application and performance requirement — not appearance alone.

For the roof, considerations include roof slope, purlin spacing, drainage, panel length, wind loading, fixing method and the number of joints required.

On this project, the roof panels were approximately 32m long per slope. Long panels therefore required site forming, helping reduce transverse joints along the roof run.

For the wall and fascia, the priorities are different. The designer can consider profile depth, support spacing, panel orientation, visual rhythm, colour arrangement and how the cladding interfaces with openings, corners and flashings.

That is why one project may appropriately use:

Grip Deck for roofing — selected around roof performance and installation requirements.

Speed Deck for fascia and wall cladding — allowing the façade profile and multiple colours to become part of the architectural expression.

Good roofing and cladding design is therefore not simply:

“Which profile looks better?”

It is:
“Which profile performs correctly in this location, and how will it integrate with the complete building envelope?”

Industrial Roofing & Multi-Colour Cladding

This industrial project brings together long-span roofing and a distinctive multi-colour façade.

The roof has an overall length of approximately 63m, with about 32m on each roof slope. Due to the long panel length, the roofing sheets required on-site forming to minimise unnecessary end laps and support a cleaner installation.

For the external appearance, different cladding colours were coordinated to create a strong architectural identity:

Roof: Grip Deck — COLORBOND Gull Grey
Fascia: Speed Deck — Sulphur Yellow
Wall cladding: Speed Deck — Gull Grey, Aquamarine & Cold Blue
Daylighting: 1.5mm thick, 2400gsm Lite FRP

The combination of roofing profile, cladding profile and colour selection turns a functional industrial building into a recognisable finished façade.

A metal roof is more than the sheet you see from outside.

For this housing development, the complete roof build-up works as a system:

• Cliplock metal roof / Prima Maju finish — external weather-protection layer
• 50 mm wool — helps reduce heat transfer into the building
• Double-sided aluminium woven foil — reflective layer supporting the overall thermal build-up
• Purlins — structural support for the roofing system

The performance of a roof depends on how these layers are coordinated and installed together — not on the roof sheet alone.

Roofing progress across a housing development requires both scale and consistency.

From overall site coordination down to the finished roof edge, every unit needs to be executed with alignment, repetition and control.

For this development, the roofing system uses Sanko Gripdeck 714 in Prima Maju, forming part of the roof built-up assembly for the residential blocks.

As work progresses across multiple units, maintaining consistent roof lines and neat finishing becomes especially important to the final architectural outcome.
