Set within BKK1’s dense café scene, R Longevity Café translates a health‑first, 24‑hour offer into measured interventions that secure visibility, invite curiosity and reduce lifecycle cost.

The design secures clear street presence with a protruding canopy and a backlit façade that enhance visibility across BKK1’s walkable streets and capture passing footfall. Internally, a translucent plant wall forms a luminous backdrop and a central planted spine organises the plan, placing greenery at the heart of the scheme under ambient warm lighting.

Specification work prioritised durability and lifecycle cost control. Clay brick and stainless steel were selected to age gracefully and limit maintenance, and drawings, schedules and coordination covered finishes, joinery, lighting and exterior treatments to meet round-the-clock operational requirements.

Malis Restaurant at Techo International Airport positions Cambodian cuisine within a high-traffic international setting, balancing operational efficiency with a clear cultural identity. Located along the main departures concourse, the restaurant is planned as an elevated dining environment that remains visible and accessible within the passenger flow.

The layout establishes a clear relationship between front-of-house and back-of-house, supporting efficient service while accommodating a range of dining patterns. Open seating and bar areas are arranged to manage circulation and turnover, ensuring consistent performance within the constraints of an airport environment.

Material selection and detailing translate Malis’s brand into a contemporary context. Terrazzo, stone, timber, and metal finishes create a controlled and durable palette, while a suspended silk installation introduces a focal point that draws attention from the concourse. References to Cambodian craft are integrated through bamboo, rattan, and relief elements, maintaining cultural relevance without excess.

Together, planning and material strategy support a restaurant that operates efficiently within an international gateway while presenting a composed expression of Cambodian hospitality.

At the Multilateral Bank Office, certification was used to verify how the workplace performs in day-to-day use.

Vattanac Capital’s existing LEED Gold base informed the approach from the outset. Early energy modelling guided façade decisions and mechanical-system sizing, while daylight, zoning and indoor environmental quality were coordinated to support comfort and efficient operation.

Commissioning and measurement after handover provided evidence that these measures were working as intended.

The certification is not the end point. It is a framework for connecting energy performance, workplace conditions and long-term operational decisions.

At Vattanac Capital in Phnom Penh, this multilateral bank workplace is the first interior in Cambodia to achieve LEED v4 ID+C Gold Certification. The 1,525 sqm fit-out is organised for daily use, measurable performance, and low operational friction, balancing open workstations with enclosed offices to support different modes of work.

Flexible planning enables spaces to shift between meetings, video calls, informal gatherings, and shared use. Acoustic performance is managed through double-glazed partitions and targeted treatments, creating a controlled environment for focused work and communication. Design elements reference local context through patterned partitions, native planting, and curated artworks, maintaining a consistent and grounded interior identity.

The project delivers measurable environmental outcomes, including reduced energy and water use, increased fresh air provision, and high waste diversion. Efficient systems, controlled lighting, and air quality monitoring support long-term performance, while material selection prioritises certified, recycled, and recyclable content.

Adaptable layouts reduce the need for future modifications, and integrated systems support ongoing operational efficiency within Phnom Penh’s commercial office environment.

Many building issues emerge long after handover. Water ingress and inefficient systems often originate during design coordination and construction rather than subsequent maintenance.

Construction oversight ensures that design intent is accurately translated into the built outcome. Long-term asset performance depends as much on disciplined delivery as it does on strategic design.

The layout accommodates leadership, project teams, and support functions while maintaining flexibility for visiting stakeholders and evolving project needs.

The planning balances focused work with collaboration. Enclosed offices maintain privacy through acoustic treatments, while meeting rooms of varying sizes support formal engagements with partners. Open co-working areas and lounge settings provide adaptable spaces for informal interaction throughout the day, allowing the workplace to respond to different modes of use.

Material selection contributes to a calm and consistent working environment, with timber finishes, acoustic panels, and controlled detailing supporting both comfort and performance. Double-glazed partitions maintain confidentiality while allowing natural light to extend across the floorplate.

Operational requirements are integrated into the layout, with clear circulation, dedicated support spaces, and strategically positioned shared amenities ensuring efficient daily workflows.
