1️⃣ 𝐒𝐨𝐢𝐥 𝐪𝐮𝐚𝐥𝐢𝐭𝐲
Poor or unstable soil can affect your foundation's strength and lead to costly reinforcement later. A soil test before you buy can save you major headaches.

2️⃣ 𝐃𝐫𝐚𝐢𝐧𝐚𝐠𝐞
Does water pool or flow away naturally? Low-lying plots with poor drainage are prone to flooding and long-term foundation damage.

A good quote itemizes labor, materials, and other costs separately — not just one lump sum. If it's vague, ask why.
