Mumbai’s connectivity just got a major boost! 🚗💨

The final 1.4-km stretch of the Santacruz–Chembur Link Road (SCLR) is now complete, making the East–West connection between BKC and the Western Express Highway more direct.

But here’s the bigger question 👀 — could better connectivity also translate into stronger real estate demand and price appreciation?

With a 10.03-km integrated network connecting the Western Express Highway, BKC, Kurla, Chembur and the Eastern Express Highway, SCLR offers smoother, signal-free East–West connectivity while helping commuters bypass traffic-heavy stretches around Vakola, Kalina and Kalanagar.

And with engineering features like double-decker flyovers and the curved cable-stayed section near Vakola, SCLR is definitely more than just another road project.

The SRA has set an ambitious target of 5,09,873 rehabilitation homes by December 2030, alongside a push towards large-scale cluster redevelopment.

If executed well, redevelopment could mean more than new homes — it could reshape neighbourhoods through better infrastructure, planned spaces, improved civic amenities and increased commercial activity.

But there’s one BIG question: Can ex*****on keep pace with the target?

Fixed or Floating, which one makes more sense for your home loan? 🏠💰

A fixed interest rate remains unchanged for the agreed fixed-rate period, making your repayments more predictable. However, if market rates fall, you may not immediately benefit.

A floating interest rate can change when the applicable benchmark changes. If rates fall, your borrowing cost may decrease. If rates rise, your EMI, loan tenure, or both could increase, depending on your loan terms.

So, if you prioritise stability, fixed may suit you better. If you’re comfortable with fluctuations and want the possibility of benefiting from falling rates, floating may be worth considering.
