LMC is currently designing the architecture and interiors for a 100m+ mixed-use tower in Mahim, Mumbai, one of the city's more ambitious residential commissions. Commanding unobstructed views of the sea and skyline, the tower introduces service apartments as a refined new concept to the city. From structure to suite, the same rigour, at a scale that demands it.

The expansion of Cecconi's at Soho House Mumbai is less about adding space and more about extending a design conversation that was already well underway.
Sliding glass panels, framed by verdant planters, govern the shift between inside and out. Open, the space breathes. An alfresco dining experience that feels unhurried and generous. Closed, it pulls back into a climate-controlled enclosure, intimate and considered. The architecture adapts to the occasion, not the other way around.

What grounds it all is materiality. The original wooden trellis ceiling is retained, its warmth and texture a deliberate anchor. Rattan-clad exterior columns carry the interior language outward, while unchanged flooring ensures the transition feels seamless rather than stitched together. The exterior walls, adorned with captivating paintings, echo the rattan paneling found within the restaurant, so the design vocabulary doesn't stop where the building does.

Inside, warm timber and woven rattan set the tone a quiet synthesis of contemporary design and traditional Indian craft. Refined without being precious. Grounded without feeling heavy.

The result is a space that holds room for both an intimate dinner and an expansive open-air gathering, shifting between the two with very little effort.

A design walkthrough we are proud to share.

Featured in Lodha’s Spectacular Spaces, our Founder & Principal Architect, Lara de Rooij, walks through a recently completed residence at Lodha World Towers and shares the thinking behind shaping the space.

For us, design goes beyond aesthetics; it’s about creating homes that feel personal, intentional, and deeply connected to the people who live in them. That transformation from space to home is what truly makes it spectacular.

It was truly an experience collaborating with Lodha and Design Pataki

New Acropolis

Planned as a community focused multipurpose hall within the New Acropolis headquarters, this space is built to shift between scales of use through the day. It accommodates larger talks and gatherings as a podium style event setting, while also supporting individual and small group use through integrated seating that works in tandem with the open kitchen. The intention was to encourage overlap between learning, discussion, and informal pause areas rather than isolate them.

The design celebrates the existing structure instead of concealing it. Structural beams were highlighted in the organization’s green palette and paired with soft indirect lighting to bring depth and rhythm to the ceiling plane. The original tiled flooring was conserved and polished to retain its vintage texture and authenticity. The result is a light, welcoming hall that reflects the cultural and community driven nature of the institution.

Real magic is woven into the details.
Interior design for us means intentionality in every inch.
Swipe as we uncover the artistry hidden in the finer
points.

Intricate, obsessive details that make it ours. The
square dining table featured here is digitally
custom-designed. The base is an intricate, 3
-dimensional steel space frame supporting the tabletop
made of three combined wooden pieces of live edged
wood. Surrounded by oak chairs and complemented by
a whimsical chandelier, the harmonious dining room is
tastefully crafted.

A detailed wood paneling creates an elegant, focused
wrap-around the desk, contrasting with the enveloping,
concrete-finished volume.

In the living room, a single console unit does the heavy
lifting of dividing three spaces without a single wall.
The bar area in the den room is defined by a rich mix of
black marble and wood that hides functional counters,
the space uses light and a glass wall to integrate with
the parametric design beyond. Every light placement,
every joint, every material blend; it's all intentional. The
small things? They are the main things.

Hidden behind years of plaster, false ceilings, and dingy packing material lay the skeleton of a magnificent old mill, waiting to breathe again.

Our first move was to strip it back. We exposed the original wooden trusses to reclaim the volume and unearthed the brick arches to frame the natural light. But a modern office needs more than just history; it needs function.

Balancing a strict Vastu layout with the existing industrial grid, we created a workspace that feels both open and grounded. We introduced warmth through wooden herringbone flooring and signature LMC wooden slats at the reception, contrasting them against raw black columns and grey marble.

To keep the light flowing, we avoided full-height solid walls. Instead, we used fluted glass with slim aluminium frames and smart low-height storage units. Even the private cabins use storage partitions to separate space without blocking the sun.

Breathing life back into the facade.

For the exterior, our mission was simple: embrace the mill structure rather than cover it up. The restoration journey began by stripping away the years of accumulation; removing the AC units and wires that marred the elevation to reveal a clean, honest facade.

With the clutter gone, we focused entirely on revitalizing the arches. We wanted to ensure these historic elements didn't just blend in, but stood out. We treated the facade with specific grooves and textures to frame the windows, effectively highlighting the building's architectural DNA.

The addition of strategic facade lighting creates a dialogue between shadow and depth, ensuring that the restored charm of the mill is celebrated just as boldly by night as it is by day.
