This is the excavation and foundation stage of one of our ongoing project in jawahar colony. No finished space yet, just mud, machines and a lot of measuring. Honestly, it's the least glamorous bit and the one that matters most.
7 things we never skip before anything goes up:
1. The soil test comes first
Design follows the soil, not the other way round. Across Maharashtra alone you can hit murum, rock or black cotton soil within a few kilometres. Each one needs a different foundation.
2. Marking out is checked twice
One wrong line here and the error travels all the way to the roof. We verify centre lines and levels before a single bucket digs deeper.
3. Excavation depth is not a guess
Depth comes from the structural drawings and the bearing strata, not from "that looks deep enough".
4. PCC before steel
A clean, levelled PCC bed keeps the rebar at the right cover. Skip it and you get a rough base and uneven footings.
5. Rebar is checked before the pour
Spacing, diameter, lap lengths, cover blocks. Once concrete goes in, you can't un-see a mistake. You just live with it.
6. Curing is not optional
Concrete gains strength with water and time. Rushing the cure is one of the most common shortcuts on site, and the cracks show up months later.
7. Waterproofing and anti-termite treatment happen now
Retrofitting these later is expensive, messy and never quite as good.
You want: the façade, the lighting, the finished space.
You must: the footing, the soil report, the curing.
Clients rarely ask about this stage. They should. A well-built project starts long before the interiors, and what's under the ground decides how the building behaves for decades.
Everything we design is executed on site by us, from the first excavation to handover. This foundation is just chapter one.
