What owners should ask before signing a BIM scope

Your BIM scope shouldn't end where construction ends.

Most owners find out what their scope was missing after the building is finished. The model coordinated the construction, the project wrapped, and then the facilities team opened it and found it wasn't built for them. It answered the contractor's questions, not the owner's.

Five questions worth asking before you sign:

A model that matches the drawings but not the building is worth very little on day one of operations.

A model your maintenance software can't ingest is a model your team won't use.

A model is only accurate until the building changes. Name who updates it, or plan for it to go out of date.

A school looks like a simple build. It rarely is.

Multiple disciplines, specialized spaces, and a long list of contractors and subs all working the same building at once. The more trades involved, the more places coordination can quietly break.

On a 347,000 sq.ft. school in Virginia, MaRS coordinated architectural, structural and MEP together at LOD 400, resolving conflicts in the model before they reached the field.

Prefabrication is scaling. The models feeding it have to keep up.

Prefab's appeal is obvious: faster delivery, tighter labor demand, better quality control in the factory. But it changes something most models were never built to handle.

It changes the consequence of a model error.

On a conventional site, a small discrepancy in the model often gets absorbed during installation. A pipe shifts an inch. A hanger moves. The field adjusts and the work continues.

In a factory, that adjustment gets much harder and more expensive. The same small discrepancy becomes a chain:

model error โ†’ fabrication error โ†’ shipped component โ†’ field problem.

By the time the part reaches the site, it has already been manufactured wrong, loaded onto a truck, and delivered. The cheapest moment to catch it passed weeks earlier, in the model.

That's why prefab raises the bar on what a model has to be.

A design-intent model shows what goes where. A fabrication-ready model carries the precision the shop actually builds from. They look similar on screen. They are not the same thing, and prefab is where the difference gets expensive.

As prefab scales, the model has to carry more than design intent. It has to carry the information the shop builds from, at the level of precision fabrication requires.

Most clash reports are noisy because the setup was rushed, not because the project was complex.

Five things worth locking before the first clash detection run: trade priority, LOD alignment, a shared origin point, tolerance rules per system, and model ownership.

Get these right and a coordination meeting confirms resolutions instead of discovering problems. Get them wrong and every cycle gets spent on clashes that were never real.
