תמי אולך-לרר, שותפה מייסדת של אולך+תול אדריכלים, ביקרה אתמול באתר הבנייה לפיקוח על תהליך הבניה של תחנת הרכבת הקלה בקריית הממשלה בנוף הגליל, פרויקט שזכה בפרס רזניק לאדריכלים צעירים.

התחנה היא נקודה מרכזית בעיר, מוקפת במבני ציבור, משרדים ממשלתיים, בתי משפט, עירייה, מסחר ותרבות. היא יושבת על צלע הר, כ־15 מטרים מתחת למפלס הרחוב, צמודה לפארק והיכל התרבות, וצפויה לשרת משתמשים רבים מדי יום.

הפרויקט מתאפיין בחיבור רציף של כל המפלסים בקו אחד מעגלי ובאלמנט קירוי ייחודי המאפשר למבנה להיות פתוח, משתלב עם הנוף ומבטל את הצורך בתחנה קונבנציונלית.

תחנה זו מדגישה את הנוף העוצמתי של האתר, תוך שמירה על ביטחון וחוויית משתמש, ומקנה לה מונומנטליות במרחב בעל חשיבות מחוזית ואף לאומית.

Tami Ollech-Lerer, founding partner of Ollech+Tol Architects, visited the construction site yesterday to oversee the building process of the Kiryat HaMemshala light rail station in Nof HaGalil, a project that won the Raznik Award for Young Architects.

The station is a key point in the city, surrounded by public buildings, government offices, courts, the city hall, commercial spaces, and cultural institutions. It sits on the side of a hill, approximately 15 meters below street level, adjacent to a park and the cultural hall, and is expected to serve a large number of daily users.

The project features a continuous connection of all levels in a single circular line and a unique canopy element that allows the building to remain open, integrate with the landscape, and eliminate the need for a conventional station structure.

This station highlights the dramatic landscape of the site, while ensuring safety and user experience, and grants the building a sense of monumentality within a space of both regional and national significance.

בנייה רוויה – כשהעיר שואפת למעלה

לפני שנים, הערים נבנו לרוחב – בתים צמודי קרקע, חצרות פתוחות ושווקים מלאי חיים.
ככל שהעיר גדלה, השטח התקצר, והצורך לעלות למעלה הפך להיות טבעי.

הקומה הנוספת היא לא רק מספר, היא הזדמנות ליצירת מרחבים משותפים, חצרות פנימיות, פינות שקט ומרפסות שמשקיפות על העיר.
לכל מ"ר יש משמעות – לחיים של האנשים שיגיעו אליהם מחר.

במהלך השנים עבדנו על מגוון פרויקטים של בנייה רוויה שבכל אחד מהם, נשאלת השאלה: איך כל חלל וכל מעבר בבניין משקפים את הדיירים ואת החיים שלהם במקום הזה, ואיך הם מאפשרים חיים מלאים בתוך צפיפות?

בנייה רוויה היא לא רק ניצול חכם של הקרקע, היא דיאלוג בין חומר לרוח, בין אנשים לחלל, בין העיר לעצמה, והיא הדרך שלנו ליצור ערים חכמות, מלאות חיים ואסתטיות, גם בתוך צפיפות עירונית.

High-Density Building – When the City Reaches Upwards

Years ago, cities were built horizontally – with terraced houses, open courtyards, and lively markets.
As cities grew, space became limited, and the need to build upwards became natural.

An additional floor is not just a number – it’s an opportunity to create shared spaces, internal courtyards, quiet corners, and balconies overlooking the city.
Every square meter has meaning – for the lives of the people who will inhabit it tomorrow.

Over the years, we have worked on a variety of high-density projects, and in each one, the question arises:
How can every space and passage in the building reflect the residents and their lives in this place, and how can they allow for full, rich living within density?

High-density building is not just a smart use of land – it’s a dialogue between material and spirit, between people and space, between the city and itself, and it’s our way of creating smart, lively, and aesthetically rich cities, even within urban density.

בפרויקט זה תכננו משרד זמני עבור אלקטרה ומנרב, כולו מקונטיינרים.
שיטת הבנייה המודולרית מאפשרת זריזות יוצאת דופן – הקמה מהירה, ניידות והתאמה לצרכים משתנים, בלי לוותר על פונקציונליות ואסתטיקה.

מודולריות מאפשרת לנו ליצור חללים שיכולים להתעדכן ולהגיב במהירות לצרכים המשתנים של המשתמשים, ומעניקה חופש יצירתי לנסות פתרונות חדשים בלי לפגוע בשגרה או בתפעול השוטף. המבנה הזה ממחיש איך אפשר לשלב עבודה רגילה עם ניסוי בעיצוב ובארגון החלל, ולראות תוצאות בזמן אמת, משהו שקשה להשיג בבנייה קונבנציונלית.

כך הקונטיינרים לא רק משרתים את הצורך הפרקטי במשרד זמני, אלא גם פותחים מרחב ליצירתיות וגמישות, תוך שמירה על עיצוב פונקציונלי ואסתטי.

In this project, we designed a temporary office for Electra and Minrav, built entirely from containers.
The modular construction method allows for exceptional agility – rapid assembly, mobility, and adaptation to changing needs, without compromising on functionality or aesthetics.

Modularity enables us to create spaces that can quickly update and respond to users’ evolving requirements, providing the creative freedom to test new solutions without disrupting routine operations. This structure demonstrates how regular work can be combined with experimentation in design and spatial organization, producing tangible results in real time – something that is difficult to achieve with conventional construction.

In this way, the containers not only meet the practical need for a temporary office but also create a space for creativity and flexibility, while maintaining functional and aesthetic design.

פארק הבוסתן | שדרוג עין כרם

פארק הבוסתן הינו חלק ממהלך רחב של פרויקט לשדרוג המרחב הציבורי בעין כרם.

התכנון התבסס על שימור הטופוגרפיה הקיימת, ושימוש במי מעיין מרים והקצאת שטח לחקלאות קהילתית.

תוכננו שיקום טרסות קיימות, יצירת טרסות חדשות תוך תכנון מקצב אחיד המחדד את הקריאות של המרחב. לאורך הבוסתן תוכנן שביל הליכה רציף, המחבר בין רחוב המעיין לבוסתן ועד לשביל האופנים בתחתית הבוסתן.
מי מעיין מרים הנמצא בעברו השני של רחוב המעיין מוזרמים ברשת תעלות פתוחות לאורך הבוסתן ויכולים לשמש להשקיית הגידולים שישתלו. בתכנון שולבו אזורים לחקלאות ולגינון קהילתי, גינון אקסטנסיבי ספסלי ישיבה ועצי בוסתן – שכבות עדינות של שימוש בתוך נוף קיים.

בגלילת התמונות נראית תעלת המים, העוקבת אחר הטופוגרפיה, ומזרימה את מי המעיין באופן מסורתי. קו שקט בנוף, שמארגן את ההליכה, מלווה אותה, ומאפשר למקום להישאר כפי שהוא – רק מעט יותר נוכח, מעט יותר נגיש.

איך מתכננים בניין גבוה, מבלי לאבד את הקשר לאנשים שיחיו בו?

בפרויקט החדש במקור חיים שבירושלים בחרנו להתחיל מהשכונה ומהיום־יום.
קומת הקרקע פעילה וחיה, עם מסחר ולובי פתוח, ומחברת את הבניין לשכונה והחיים שמסביבו.

בתחילת התכנון נדרשנו שכל הדירות יקבלו מרפסת סוכה – אתגר מורכב שדרש יצירתיות כדי לשמור על פרטיות ונוחות מבלי להתפשר על אסתטיקה.
האתגר הזה תרם גם לגיוון הדירות, שנבנו בגדלים ובקצבים שונים כדי להתאים לאנשים ולצרכים שונים, וגם לפתרון העיצובי הכולל של המבנה.

עבורנו תכנון אדריכלי הוא קודם כול על האנשים, על המרחב, ועל איכות המגורים בתוך העיר.

How do you design a tall building without losing the connection to the people who will live in it?

In our new project in Mekor Haim, Jerusalem, we chose to start with the neighborhood and everyday life.
The ground floor is active and vibrant, with retail spaces and an open lobby, connecting the building to the surrounding streets and daily urban life.

Early in the planning process, we were required to ensure that every apartment includes a sukkah balcony — a complex challenge that called for creativity in order to maintain privacy and comfort without compromising aesthetics.
This requirement also contributed to a diverse mix of apartment types, designed in different sizes and rhythms to suit a variety of people and needs, and became an integral part of the building’s overall architectural concept.

For us, architectural design is first and foremost about people, about space, and about the quality of living within the city.
